DiversyFund is hiring a Vice President of Multifamily Capital Partnership to join the founder in San Diego.
This is not a Day Zero seat. The raise is in motion. Capital is committed. Investors are in pipeline. Connectors are in conversation. Craig is already running closing meetings on the calendar.
The VP is not being hired to design a raise. The VP is being hired to finish one — $35M inside three to six months — and to begin deploying that capital inside the same window.
You walk in Day 1, absorb the existing pipeline by Day 3, hit Craig's cadence by end of Week 1, and produce measurable contribution by end of Week 2. There is no other version of this seat. The market window does not allow one.
THE BARGAIN
This is a three-phase partnership inside a Vice President title.
• Phase 1 — Close the raise. $35M from SoCal investors inside six months.
• Phase 2 — Deploy alongside the founder. Buy-discount multifamily, hold briefly, exit fast.
• Phase 3 — Platform revenue participation as the coaching platform scales.
Each phase has its own income stream. The base is the cost of admission. The variable is where you make your year.
THE MATH
• Base: $75,000 ($100,000 ceiling for stretch candidates only)
• Phase 1 raise variable: ~$300K OTE on a six-month raise closed on schedule
• Phase 2 deal-side participation: 10% of net deal profit on every disposition ($100K on a $1M-profit exit)
• Phase 3 platform share: 10% of net coaching platform revenue once at scale
• Phantom equity granted on performance milestones across the three phases
• First 12-month OTE at goal: $500,000
Because the fund's strategy is buy-discount, fast-turn, the first dispositions are expected inside the first twelve months. Phase 2 economics start producing in the same calendar year as your start date.
WHAT THE WORK ACTUALLY IS
Craig closes capital. The VP qualifies, builds, and orchestrates.
• Recruit and activate a connector network — center-of-influence individuals across SoCal who each refer 3 to 5 qualified investors. Two new connectors per week from Week 1 until the network is at full strength by Day 60.
• Fill Craig's closing calendar with qualified, briefed investors. Measured on conversion rate, not meeting volume.
• Activate DiversyFund's existing investor and lead database. Named, account-by-account outreach — not marketing campaigns.
• Run the room. Curated investor dinners, private evenings, and office meetings across San Diego,
Orange County, and Los Angeles. At minimum one signature event per month, smaller dinners weekly.
By Month 3 you are also standing up the deployment cadence with Craig — owning investor communication through capital calls, distributions, and deal-by-deal updates. The investors you raised from are the investors you protect through deployment.
THE PROFILE
• 2 to 5 years at JLL, Eastdil, CBRE, Newmark, Walker & Dunlop, or a comparable institutional shop
• Or: a top sales operator from an adjacent industry (high-ticket B2B, fintech, alts) who wants into real estate
• Division I athletics, military service, or another competitive environment that produced measurable performance under pressure
• Comfortable with face-to-face, room-based selling — this raise is not closed on Zoom
• Lives in or relocates to San Diego — this seat is on-site, full-time
• Optimizes for upside over base
THE DISQUALIFIERS
• Wants to negotiate base up in exchange for variable down
• Direct competitor background — RIA, broker-dealer, or a firm with an overlapping investor universe
• Needs remote or hybrid
• Needs 30 days of ramp before producing
• Wants to close capital rather than orchestrate it — closing is the founder's leverage
• Treats coaching as criticism
• Thinks of compensation as salary plus bonus rather than partnership across phases
