Crafted Builders is a high-end residential construction firm focused on complex gut renovations, apartment combinations, and townhouses throughout Manhattan. Our work is design-driven, detail-intensive, and highly visible. We build for discerning clients and collaborate closely with top architects and designers, including our sister firm, Easton Grey Studio.
We are seeking a Senior Project Manager who can confidently run high-end residential projects, manage demanding clients, and take full ownership of schedule, cost, quality, and execution.
The Senior Project Manager is responsible for end-to-end delivery of multiple high-end residential projects, from preconstruction through closeout.
This position requires strong judgment, organization, communication, and the ability to operate calmly in complex, fast-moving environments.
Core Responsibilities
Preconstruction
- Lead preconstruction planning alongside design teams and consultants
- Develop and manage detailed budgets, scopes, and project schedules
- Participate in estimating, value engineering, and constructability reviews
- Bid, negotiate, and award subcontractor and vendor packages
Project Execution
- Own project schedules, budgets, and financial performance
- Manage procurement, long-lead items, submittals, and approvals
- Coordinate daily with Superintendents on sequencing, manpower, and field execution
- Conduct regular site visits to ensure quality, safety, and design intent
- Serve as the primary point of contact for clients and design teams
Financial & Contract Management
- Track job costs, forecasts, and cash flow
- Prepare and negotiate change orders clearly and professionally
- Review subcontractor and vendor invoices
- Work with internal staff to ensure accurate billing and collections
Closeout
- Manage punch lists, inspections, and final approvals
- Oversee closeout documentation, warranties, and turnover
Leadership & Reporting
- Provide concise, accurate reporting to ownership
- Identify risks early and propose solutions
- Contribute to improving internal systems and processes as the company scales
Required Experience & Qualifications
- 7 years of high-end residential construction project management experience
- Significant experience in NYC condos, co-ops, and/or townhouses
- Strong understanding of construction means, methods, and sequencing
- Proven ability to manage demanding clients professionally
- Comfortable making decisions and owning outcomes
- Excellent written and verbal communication skills
- Bachelor's degree in Construction Management, Architecture, Engineering, or related field preferred
- OSHA 30 preferred
Software
- Proficient in Procore
- Microsoft Office (Excel, Word, Outlook)
- Microsoft Project or similar scheduling software
