TITLE: ASSISTANT PROJECT MANAGER
REPORTS TO: PROJECT MANAGER, SENIOR PROJECT MANAGER, DIRECTOR OF OPERATIONS
JOB SUMMARY
The Assistant Project Manager will exercise supervision over all projects assigned to him/her with respect to estimating, bidding, and pricing to completion. The APM will provide leadership to the project in conjunction with the Project Manager, Project Superintendent, Subcontractors, and Suppliers by assisting them in planning, implementation, and coordination of work to provide timely and economical completion with high-quality, good relationships, and maximum profits.
DUTIES AND RESPONSIBILITIES
Planning
· Become familiar with all building codes & local ordinances
· In coordination with the Precon department and Project Manager, assist in the preparing estimates of costs of assigned project(s) and submittal of bids thereon
· Assist the Precon department and Project Manager to solicit and obtain bids from subcontractors and material suppliers
· Responsible for setting up all project control logs for submittals, RFI’s, shop drawings, document logs in Procore
· Participate in the development of the project schedule
· Assist Project PM and Project Superintendent in job-site trailer set up. i.e. ordering of trailer, ordering supplies and coordinating electrical and plumbing hookup; assist in obtaining permit if needed
Organizing
· After award of assigned project, award subcontracts and purchase orders, and arrange for the issuance of contract documents
· Assist Project PM and Project Superintendent by using the Craft Job Site Trailer Setup Checklist
· In conjunction with the Project Manager and Superintendent, assist in preparing the detailed project construction progress schedule in coordination progress schedule
· Secure executed subcontract and purchase order agreements, insurance certificates, bonds, and other documents, as required, to protect the interest of the company
· Prepare project drawing log and maintain updates
· Create new project in Procore and upload drawings; maintain drawings, RFI’s and any additional documents required in Procore
Controlling
· Expedite and process shop drawings and samples after Project Manager’s and Superintendent’s review. Forward to architect and all appropriate parties.
· Assist in the documentation of the weekly project progress report to the owners and architect.
· Assist Project Manager with the administrative aspects of Owner Change Orders, Subcontract Change Order and ensure the proper Craft documentation for these items is completed and approved by management
· Assist Superintendent(s) in expediting subcontractor’s work and delivery of materials.
· See that the project is constructed in accordance with the contract requirements and specifications and with the required quality to achieve the best possible cash flow
· Resolve problems arising from project operations
· Review and negotiate assigned subcontracts with the Project Manager, as required
· Provide advice, counsel and assistance to project personnel on matters of construction operations
· Make visits to the project as necessary to observe and see that the work on the project is properly conducted and progressing on schedule
· See that proper safety measures in accordance with Federal and State laws, local ordinances and good industry practices are observed on the project by all persons and companies involved
· Keep the Project Manager and Superintendent(s) fully informed in a timely manner about any and all problem areas on the projects
· Maintain meeting minutes and other key project documentation (RFI’s, Submittals, Daily Job Logs) necessary to accurately reflect progress, decisions and status
· On completion of each project, assist Superintendent(s) to see that all punch list items, and remedial work are expeditiously performed
· On completion of each project, arrange with the Project Superintendent(s) for accounting, transfer, and storage of equipment and tools
· Prepare and turn over to the office manager job records and documents for storage in accordance with Company policies and guidelines
· Assist Project Manager in preparing all necessary close out documents, as-built drawings, and warranty items
Client Development
· Cultivate good working relationship with the Owner and Owner’s representatives
· Establish good working relationships with the Architect and project consultants
Quality Control Management
· Support and implement the Craft’s Quality Control Management program
Leadership
· Represent to all persons a high level of integrity, pride, enthusiasm, and competence that encourages the highest level of performance and morale
· Conduct oneself in such a manner as will reflect credit upon the Company and encourage others to do likewise
JOB SPECIFICATIONS
· Bachelor’s degree in an accredited construction related curriculum (i.e., BSCE, BSCM, BSAE, etc.) preferred OR experience equivalent to a 4-year degree including training and working knowledge of quality principles
· 6-8 years of construction related experience
· 5 years of management/supervisory experience
· A strong working knowledge of construction means and methods of high-end new construction and renovation work
· High level of proficiency with software used in the construction industry utilized for accounting, scheduling, project management and correspondence
· Excellent communication, organization, and leadership abilities
· Ability to travel to and inspect the jobsite(s) as needed
Ability to properly train others and monitor their work for qualit
Job Type: Full-time
Pay: $58,855.00 - $63,023.00 per year
