Commercial Property Manager
Real Estate Management Company seeking an enthusiastic, experienced Commercial Property Manager to oversee Commercial properties located in Southern CA and Phoenix, AZ. Salary is commensurate with experience.
Duties:
The Commercial Property Manager is responsible for overseeing the daily operations of multiple upscale Commercial retail and office centers. The Commercial Property Manager is expected to develop budgets, facilitate new leasing activity, manage daily property operations, oversee vendors and service providers, manage tenant improvement projects and capital improvement projects, and attend to facilities management issues. The Commercial Property Manager will provide direct on-site supervision, visit the properties and provide support to tenants consistent with the goals and objectives of the company. This role reports directly to the President of the company.
Responsibilities include but are not limited to:
· day-to-day operational direction and supervision of a multi-site property portfolio
· Ensure monthly occupancy and delinquency goals are met
· Provide reviews and analysis of operating budgets, monthly/quarterly/annual financial statements, and rent rolls for each assigned property
· Communicate/Coordinate regularly with team including on-site personnel, company employees, lenders, property owners, financial partners, tenants, and other individuals as necessary
· Ensures expenses are carefully monitored and controlled
· Collection of rents
· Performs regular visits to each property to ensure the highest standards are maintained
· Ensures all employees, vendors, and service providers are properly trained
· Tracks repairs and unit turnovers and oversees capital investment projects
· Monitor building violations to ensure building managers are addressing complaints timely and certifying corrections prior to due dates
· Ensure regulatory compliance and adherence to all legal requirements are reinforced
· Provides excellent customer service to tenants
· Ensures property vendors perform timely and appropriate services
· Provides daily/weekly reports to the company President
Qualifications:
· College Degree graduate preferred
· 3-5 years of experience in the Property Management/Real Estate field
· Microsoft Office skills
· Experience managing staff, tenants, building issues, customer service-oriented environment.
· Yardi/Rent Café- Property Management Software experience is highly desired
· Ability to work in a fast-paced environment is preferred
· Self -Starter, action- oriented individual
· Problem solver
· Some travel to building sites will be required
