We are seeking an energetic and detail-oriented Multi-Family Maintenance Manager to lead and oversee maintenance operations across our residential and mixed-use communities. This pivotal role involves overseeing maintenance staff and vendors, ensuring the seamless operation of building systems, and maintaining high standards of property upkeep. The ideal candidate will possess strong leadership skills, technical expertise in mechanical and electrical systems, and a passion for delivering exceptional resident experiences. This is a hands-on position and the individual should be ready and able to perform maintenance tasks required for general maintenance, unit turnovers, interior and exterior improvements as well as determine when using a vendor is appropriate. Responsibilities
- Lead and supervise maintenance staff, providing guidance, training, and performance evaluations to ensure team effectiveness.
- Oversee the preventative maintenance program to schedule and track work orders efficiently.
- Manage the repair and upkeep of HVAC systems, electrical wiring and plumbing infrastructure to ensure optimal performance.
- Diagnose issues using schematics, ohmmeters, and other diagnostic tools; execute repairs on mechanical, electrical, and industrial equipment.
- Coordinate with vendors and contractors for specialized projects
- Ensure compliance with safety protocols related maintenance activities.
- Develop and implement project management plans for renovations or upgrades within the property portfolio.
- Maintain detailed records of maintenance activities, inventory levels, and compliance documentation to support operational transparency.
- Oversee emergency coverage for the property during non-business hours.
Skills
- Proven management experience with strong supervisory skills in facilities or industrial maintenance environments.
- Extensive knowledge of mechanical systems, schematics interpretation, and electrical troubleshooting—including high voltage and low voltage applications.
- Proficiency in using property management software for work order management and maintenance scheduling.
- Hands-on experience with HVAC systems, industrial manufacturing equipment, and building automation controls.
- Familiarity with programmable logic controllers (PLCs), schematics reading, ohmmeters, and other diagnostic tools essential for troubleshooting complex systems.
- Strong project management capabilities with the ability to oversee multiple initiatives simultaneously.
- Excellent communication skills in English to coordinate teams effectively and document procedures clearly.
- Leadership qualities that inspire teamwork, accountability, and continuous improvement in maintenance operations.
Required Qualifications
- 3 years of residential property maintenance experience, preferably in multifamily or luxury apartment settings.
- EPA 608 HVAC Certification (Type I/II minimum; Universal preferred).
- Demonstrated ability to diagnose and repair plumbing, electrical, HVAC, appliances, carpentry, and general building systems.
- Experience managing unit turns, coordinating vendors, and working within a maintenance budget.
- Valid California driver’s license with a clean driving record; ability to travel between properties as required.
- Ability to lift up to 50 lbs, work outdoors in varying weather conditions, and respond to after-hours emergencies.
