Position Overview
We are seeking a reliable, skilled, and proactive Property Maintenance Technician to support the day-to-day maintenance operations of residential apartment properties. This role is responsible for ensuring that all properties are safe, functional, and well-maintained, contributing to overall tenant satisfaction and property value. This role would also include collecting rents as well as some office work.
Key Responsibilities
- Perform routine maintenance and repairs across assigned properties, including plumbing, electrical, HVAC, carpentry, and general handyman tasks
- Conduct regular property inspections to identify maintenance needs, safety hazards, and code compliance issues
- Respond promptly to maintenance requests and work orders from tenants and property management staff
- Have a basic idea of how to use QuickBooks and other applications such as excel.
- Troubleshoot and repair appliances, fixtures, and building systems
- Prepare vacant units for occupancy, including painting, cleaning, and minor renovations
- Maintain grounds and common areas, ensuring cleanliness and curb appeal
- Coordinate with outside vendors and contractors for specialized repairs or large-scale projects
- Keep accurate records of maintenance work, materials used, and time spent
- Ensure compliance with all safety procedures, building codes, and company policies
- Assist in emergency maintenance situations, including after-hours calls when necessary
Qualifications
- 2 years of experience in property maintenance, facilities maintenance, or a related field
- Knowledge of general maintenance practices (plumbing, electrical, HVAC, carpentry)
- Ability to diagnose and resolve maintenance issues efficiently
- Basic understanding of building systems and safety regulations
- Excellent problem-solving and time management skills
- Strong communication and customer service skills
- Ability to work independently and as part of a team
- Valid driver’s license and reliable transportation
- Ability to lift 50 lbs and perform physically demanding tasks
Preferred Qualifications
- Experience in apartment, multi-family, or commercial property maintenance
- Familiarity with maintenance management software or work order systems
Work Environment & Schedule
- Combination of indoor and outdoor work environments
- May require evenings, weekends, or on-call availability for emergencies
- Travel between multiple properties may be required
