Property Maintenance Technician

Position Overview

We are seeking a reliable, skilled, and proactive Property Maintenance Technician to support the day-to-day maintenance operations of residential apartment properties. This role is responsible for ensuring that all properties are safe, functional, and well-maintained, contributing to overall tenant satisfaction and property value. This role would also include collecting rents as well as some office work.

Key Responsibilities

• Perform routine maintenance and repairs across assigned properties, including plumbing, electrical, HVAC, carpentry, and general handyman tasks
• Conduct regular property inspections to identify maintenance needs, safety hazards, and code compliance issues
• Respond promptly to maintenance requests and work orders from tenants and property management staff
• Have a basic idea of how to use QuickBooks and other applications such as excel.
• Troubleshoot and repair appliances, fixtures, and building systems
• Prepare vacant units for occupancy, including painting, cleaning, and minor renovations
• Maintain grounds and common areas, ensuring cleanliness and curb appeal
• Coordinate with outside vendors and contractors for specialized repairs or large-scale projects
• Keep accurate records of maintenance work, materials used, and time spent
• Ensure compliance with all safety procedures, building codes, and company policies
• Assist in emergency maintenance situations, including after-hours calls when necessary

Qualifications

• 2 years of experience in property maintenance, facilities maintenance, or a related field
• Knowledge of general maintenance practices (plumbing, electrical, HVAC, carpentry)
• Ability to diagnose and resolve maintenance issues efficiently
• Basic understanding of building systems and safety regulations
• Excellent problem-solving and time management skills
• Strong communication and customer service skills
• Ability to work independently and as part of a team
• Valid driver’s license and reliable transportation
• Ability to lift 50 lbs and perform physically demanding tasks

Preferred Qualifications

• Experience in apartment, multi-family, or commercial property maintenance
• Familiarity with maintenance management software or work order systems

Work Environment & Schedule

• Combination of indoor and outdoor work environments
• May require evenings, weekends, or on-call availability for emergencies
• Travel between multiple properties may be required
