Job Summary
We are seeking a highly skilled and motivated Active Construction Superintendent to lead our residential construction projects from the ground up. This is a "working superintendent" role that requires a unique blend of high-level project oversight and hands-on execution. You will be responsible for the day-to-day management of the job site, coordinating subcontractors, implementing project controls, and personally executing high-end custom carpentry and installation work. The ideal candidate has deep expertise in all facets of residential construction and takes immense pride in maintaining a safe, efficient, and high-quality job site.
Key Responsibilities
Project Site Management & Oversight
- Direct all day-to-day on-site operations, ensuring projects are completed on schedule, within budget, and to the highest quality standards.
- Enforce strict job site safety protocols (OSHA compliance) and maintain a clean, organized, and secure work environment.
- Open and close the job site daily, serving as the primary point of contact for all on-site activities.
- Anticipate and resolve on-site issues, weather delays, and structural challenges proactively.
Coordination & Communication
- Schedule, coordinate, and manage all subcontractors, vendors, and in-house labor, ensuring seamless workflow and minimizing downtime.
- Liaise closely with the Project Manager, architects, designers, and clients to ensure the design intent is executed accurately in the field.
- Schedule and oversee all municipal and structural inspections, ensuring building code compliance at every phase.
Project Controls
- Maintain accurate daily logs, including site conditions, progress photos, weather, and safety reports using project management software (e.g., BuilderTrend, Procore).
- Manage on-site material deliveries, verify quantities against purchase orders, and secure materials to prevent loss or damage.
- Track the project schedule meticulously, updating timelines and communicating adjustments to the broader team.
- Conduct continuous Quality Assurance/Quality Control (QA/QC) walkthroughs.
Active Installation & Custom Carpentry
- Perform hands-on carpentry work, ranging from complex framing to high-end finish carpentry and custom millwork installation.
- Execute and oversee specialized installations, ensuring precision and flawless integration with other trades.
- Lead by example in the field, demonstrating best-in-class building techniques and mentoring junior carpenters or laborers.
- Step in to perform general labor or installation tasks as needed to keep the project moving forward on schedule.
Qualifications & Experience
- Comprehensive Knowledge: Minimum of 5–7 years of hands-on experience in all facets of residential construction (foundations, framing, MEPs, drywall, and finishes).
- Leadership Experience: Proven track record as a Construction Superintendent, Foreman, or Lead Carpenter on custom residential builds or high-end remodels.
- Carpentry Mastery: Exceptional skills in both rough and custom finish carpentry, with a keen eye for detail and craftsmanship.
- Technical Literacy: Ability to read and interpret complex blueprints, structural drawings, and architectural plans.
- Process Driven: Strong understanding of project controls, construction sequencing, and scheduling.
- Tech-Savvy: Proficiency with construction management software, tablets/smartphones, and basic email/document tools.
- Communication: Excellent verbal communication and interpersonal skills to interact professionally with high-net-worth clients, tradesmen, and city officials.
Physical Requirements & Working Conditions
- Ability to perform physically demanding tasks, including lifting up to 50 lbs, climbing ladders, scaffolding, and working in tight spaces.
- Comfortable working outdoors in varying weather conditions.
- Must possess a valid driver’s license, reliable transportation (truck preferred), and a complete set of professional-grade carpentry tools.
