Position Summary
The Maintenance Technician is responsible for maintaining the physical integrity and operational excellence of Country Club Plaza, one of the nation's premier mixed-use retail and entertainment destinations. This role performs a broad range of preventive, corrective, and emergency maintenance tasks to ensure all common areas, mechanical systems, and facilities meet the highest standards of safety, appearance, and functionality. The ideal candidate is a skilled trades professional who takes pride in a landmark property and is committed to delivering an exceptional environment for tenants, shoppers, and visitors.
Key Responsibilities
General Maintenance & Repairs
- Perform routine and preventive maintenance on HVAC, plumbing, electrical, and mechanical systems throughout the property.
- Complete work orders in a timely manner, documenting all repairs and labor in the computerized maintenance management system (CMMS).
- Inspect building systems, equipment, and common areas daily; identify and report deficiencies or safety hazards.
- Conduct minor carpentry, painting, patching, tile repair, and general finish work as needed.
- Maintain plumbing fixtures, including unclogging drains, replacing fixtures, and repairing leaks.
- Perform minor electrical repairs, including replacing outlets, switches, light fixtures, and ballasts.
HVAC & Mechanical Systems
- Change air filters, belts, and other consumables on scheduled intervals per PM program.
- Monitor and adjust building automation system (BAS) settings to maintain tenant comfort and energy efficiency.
- Assist licensed technicians with HVAC equipment servicing and chiller/boiler operations.
- Respond to tenant temperature complaints and make adjustments promptly.
Grounds, Common Areas & Life Safety
- Ensure all public spaces, restrooms, corridors, and exterior areas are clean, safe, and well-maintained.
- Inspect and test life safety systems including fire extinguishers, emergency lighting, exit signage, and sprinkler equipment.
- Respond to after-hours emergency calls including water intrusion, power outages, and HVAC failures.
- Assist with seasonal preparation including winterization, holiday lighting and décor installation, and irrigation system management.
Tenant & Vendor Relations
- Coordinate with tenants to schedule and complete maintenance requests professionally and courteously.
- Escort and monitor third-party contractors and vendors working on property.
- Communicate maintenance updates and estimated completion timelines to property management.
Qualifications
Required
- Minimum 2 years of commercial, retail, or institutional building maintenance experience.
- Working knowledge of HVAC, plumbing, electrical, and general building systems.
- Ability to read and interpret blueprints, schematics, and equipment manuals.
- Proficiency with hand tools, power tools, and standard maintenance equipment.
- Valid driver's license and reliable transportation.
- Ability to lift up to 50 lbs and perform physical tasks including climbing ladders, crawling in confined spaces, and working at heights.
- Availability for rotating on-call shifts, including evenings, weekends, and holidays.
Preferred
- EPA 608 Universal CFC certification.
- Trade certification or vocational training in HVAC, electrical, or plumbing.
- Experience with building automation systems (BAS/BMS).
- Experience working in a retail, hospitality, or high-traffic commercial property environment.
- Familiarity with computerized maintenance management systems (CMMS).
