What are the responsibilities and job description for the Community Manager position at Cortex Residential?
Cortex Residential is seeking a Community Manager to perform daily management tasks at for multiple small-scale conventional and affordable rental apartment communities in the Berks and Schuylkill County areas. This role requires expertise in conventional rental housing and affordable housing compliance (Project-Based Section 8 and LIHTC) with a strong attention to detail and the ability to manage responsibilities across multiple sites.
The portfolio consists of five (5) properties totaling approximately 100 apartment units, the majority of which serve low-income senior residents.
Responsibilities
- Drive Leasing Processes including marketing apartments, facilitating applicant interviews and showings, analyzing background information, collecting appropriate security deposits and explaining occupancy terms.
- Prepares Lease Agreements, Lease Addendums, Term Extensions, and any other documents pertaining to the Leasing Process.
- Prepares compliance packages with high attention to detail for Project-Based Section 8 / LIHTC programs.
- Ensures all compliance related documents are saved and/or stored according to company and PHFA/ HUD guidelines.
- Gathers and prepares necessary documentation for regulatory compliance audit reviews and promptly prepares responses to address any compliance findings, submitting to the Director of Operations for review prior to submission to auditing agency.
- Ensures that the necessary compliance reports are maintained and monitored, as required by PHFA/HUD.
- Ensures that all rent is collected timely and indexed to the Tenants ledger appropriately.
- Drive Move Out Processes ensuring the Property has been fully vacated, conducting unit inspections, recovering all keys, initiation of make ready work orders, and preparation of appropriate security deposit correspondence.
- Prepares notification letters to Tenants, regarding updates/changes in policies, as required.
- Ensures that Tenants are provided with a clean, safe, and well-maintained community.
- Works to resolve Tenant complaints concerning potential Lease Agreement violations.
Additional Responsibilities
- Assists with various tasks relating to Property management as they arise.
Requirements
- Exceptional attention to detail.
- Previous property management or housing community management experience preferred.
- Strong understanding of Project-Based Section 8 / LIHTC regulations.
- Ability to multi-task and prioritize appropriately in a constantly changing environment and act with a sense of urgency and accountability.
- Highly driven and values entrepreneurialism; works well within ambiguity.
- Excellent communication and interpersonal skills.
- Experience working with Microsoft Office Suite and Adobe Acrobat.
- Experience working with Yardi is ideal, but not required.
