Responsibilities
- Perform routine inspections and preventative maintenance on apartment units and common areas to ensure optimal operation of HVAC, plumbing, electrical, and mechanical systems.
- Troubleshoot and repair issues related to electrical wiring, programmable logic controllers (PLCs), appliances, HVAC units, and plumbing fixtures.
- Conduct residential painting, drywall repairs, carpentry work, and other general maintenance tasks to uphold property standards.
- Utilize schematics and technical manuals to diagnose problems accurately and execute repairs efficiently.
- Operate tools such as ohmmeters and other diagnostic equipment to measure electrical resistance and troubleshoot system faults.
- Maintain accurate records of maintenance activities using Computerized Maintenance Management Systems (CMMS).
- Supervise or assist with small maintenance teams during large projects or emergencies, demonstrating leadership and coordination skills.
- Ensure compliance with safety regulations and building codes while performing all maintenance activities.
- Assist with facilities management tasks including landscaping, cleaning, and ensuring the overall upkeep of the property.
- Provide excellent customer service by responding promptly to resident requests and communicating effectively throughout the repair process.
Qualifications
- Proven experience in facilities or residential maintenance, with a strong background in mechanical systems, electrical work, welding, and plumbing.
- Familiarity with schematics, technical manuals, and troubleshooting procedures for various building systems.
- Knowledge of programmable logic controllers (PLCs) is preferred but not required; relevant training is a plus.
- Ability to read blueprints, schematics, and technical diagrams accurately.
- Proficiency with tools such as ohmmeters, multimeters, power tools, and hand tools used in maintenance tasks.
- Strong electrical experience combined with mechanical knowledge to handle diverse repair needs.
- Prior supervisory or leadership experience in maintenance teams is advantageous.
- Excellent communication skills in English for effective interaction with residents and team members.
- Ability to perform physically demanding tasks safely while maintaining attention to detail.
- Experience working within manufacturing or facilities maintenance environments is beneficial but not mandatory.
