Our Development Team produces beautifully designed, affordable and mixed income, green buildings, which provide a platform for our Communities of Opportunity social and environmental programming. Our developments are duplicatable models of cost-effective, green, transit-oriented urban development that connect residents to opportunity to inform the national practice of development, help change policies and direct funding towards scalable solutions. 

Position Description

The Development Manager is responsible for managing all phases of real estate development for multiple projects including due diligence, feasibility analysis, entitlement, financing, design, construction, lease-up, project completion and close-out, and transition to property and asset management. This position requires strong organizational and communication skills and the ability to work in a collaborative and fast paced environment to meet multiple deadlines. Successful candidates will also demonstrate a strong commitment to the vision , mission, and core values of the Jonathan Rose Companies. The Development Manager will manage a portfolio of 2-3 developments in various stages of development.

This is a full-time, hybrid in-office/remote position with a salary range of $120,000-$135,000 per year based upon factors including but not limited to related experience and time in the industry.

Responsibilities:

  • Project Due Diligence: support Senior Team Member in collecting due diligence materials, financial analysis of a project or site, assisting with RFP/RFQ proposals, and preparing other necessary information to evaluate the development opportunity. 
  • Entitlement: manage the public approval process, includes meetings with public officials and community representatives in coordination with Senior Team Members.
  • Project Management: day-to-day management and advancement of the project.  Areas of responsibility include but are not limited to develop and monitor project schedule, budgets, manage the design consultants and project team, attend all regularly schedule project oversight meetings, facilitate community outreach and prepare reports for management, investors and partners. 
  • Financial Management:  Develop proformas and updating as the project progresses, tracking development costs and budget variances, collaborating effectively with the Accounting Department. 
  • Project Financing:  prepare financing applications and analysis, and source construction and permanent financing; assist in negotiation of the terms; day-to-day management of the closing process.
  • Lease Up / Stabilization: coordinate with project team in opening of the property, including coordination of model apartment, property management office set-up; coordinate with internal and external team to create marketing and leasing strategy for the completed development.  Oversee lease-up activities, convert to Permanent Financing and transition to Asset Management.

Requirements:

  • Master’s Degree in Real Estate Development or relevant field. Will consider Bachelor’s Degree with affordable/mixed-income housing development experience.
  • Minimum of 1-3 years of real estate experience, ideally in affordable housing development or closely related field is required. Additional experience preferred.
  • Self-motivated, driven and proactive with an established track record of getting things done effectively, efficiently, and independently. Capacity to create/sustain project momentum over months and years.
  • A team player, able to work in an entrepreneurial environment and balance multiple priorities and deadlines.
  • Meticulous attention to detail in task management systems, filing, budget management, due diligence reviews, and financial analysis
  • Strong reading comprehension and writing skills. Applicants must demonstrate the ability to distill complex subjects into quantitative analysis and written summaries to support decision making
  • Excellent analytical skills and command of affordable housing financing
  • Very strong financial modeling and quantitative skills (expertise in Excel is required)
  • Excellent interpersonal and communication skills
  • Proficient knowledge of building design and ability to review design drawings
  • Ability to travel up to 20% of the time.
