Operations Manager

We are seeking a dedicated and hands-on Operations Manager to oversee the operations of our storage facilities throughout Kentucky and Ohio. Key Responsibilities

• Operational Oversight: Manage the daily operations of self-storage facilities across Kentucky and Ohio, ensuring efficiency, cleanliness, and security at all sites.
• Facility Management: Perform physical labor tasks, including cleaning storage units, picking up trash and debris, and maintaining grounds to ensure a safe and welcoming environment. Coordinate maintenance, repairs, and upgrades to keep facilities in optimal condition and compliant with safety regulations.
• Customer Service: Provide excellent customer service by promptly and professionally addressing inquiries, resolving complaints, and handling service issues.
• Policy Implementation: Implement and consistently enforce company policies, procedures, and operational standards across all facilities.
• Financial Management: Monitor financial performance, including rent collection, expense management, budgeting, and the preparation of financial reports.
• Marketing Efforts: Manage marketing and promotional activities to attract new customers and retain existing ones.
• Regulatory Compliance: Ensure compliance with local, state, and federal regulations, including state-specific self-storage laws in Ohio and Kentucky.
• Travel: Regularly travel between facilities to oversee operations, support staff, and address on-site issues as needed.
• Record Keeping: Accurately record facility operations, including customer agreements, maintenance logs, and financial transactions.

Qualifications and Skills

• Must reside within 15 miles of Mount Sterling, KY, with a valid driver’s license and reliable transportation to travel to sites in surrounding counties and Ohio on rare occasions.

• High school diploma or equivalent; experience in operations, facility management, or a related field is preferred.
• Ability to make management decisions based on the ethics of our company while also maximizing the customer need and the company's financial performance.
• Ability to perform physical labor, including lifting up to 50 lbs, bending, standing for extended periods, and working outdoors in various weather conditions.
• Strong organizational skills with attention to detail and the ability to multitask.
• Basic computer skills for administrative tasks.
• Flexible availability, including some weekends or evenings as needed.
