Project Manager / Masonry Estimator
We are looking for a motivated and experienced Project Manager / Estimator to join our team. This person will estimate commercial masonry projects ranging from $15k–$650k, prepare competitive bids, and then manage those projects from start to finish. The role requires a solid understanding of masonry work, materials, and labor, along with strong communication and organizational skills.
Responsibilities
Estimating
- Review project plans, drawings, and bid documents to understand scope and requirements.
- Complete detailed material takeoffs for brick, block, stone, mortar, reinforcement, and other items.
- Request and evaluate pricing from subcontractors and material suppliers.
- Determine labor, equipment, and overhead costs.
- Prepare clear, competitive proposals that meet project and client needs.
- Participate in bid reviews and client discussions.
- Keep an organized system for tracking bids, opportunities, and past project data.
Project Management
- Create and manage project schedules to stay on timelines and milestones.
- Oversee planning, field work, and project closeout.
- Communicate regularly with clients, architects, engineers, subcontractors, and on-site teams.
- Monitor project budgets, track expenses, and maintain financial goals.
- Negotiate and manage subcontracts and purchase orders.
- Ensure all work is completed safely, at a high quality, and in compliance with building codes.
- Identify and resolve issues as they arise.
- Visit job sites to review progress, quality, and safety.
- Maintain accurate project reports and documentation.
- Manage change orders, including impacts to schedule, cost, and scope.
- Build and maintain strong subcontractor relationships.
Qualifications
- Bachelor's degree preferred, but not required.
- 5–7 years of experience estimating and managing commercial masonry projects.
- Proven success bidding and running projects of different sizes and complexity.
- Strong knowledge of masonry methods, materials, and relevant codes.
- Proficiency with estimating tools (On-Screen Takeoff, Bluebeam, AccuBid) and project management software.
- Strong analytical and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to read and understand blueprints, specs, and construction documents.
- Highly organized and detail oriented.
- Able to work independently and collaboratively.
- OSHA 30 certification preferred.
- Valid driver's license.
