This role leads the commercial effort to position Cornerstone Energy Park (CEP) as a premier destination for industrial tenants through data-driven growth strategies and targeted outreach, leading to a growing tenant pipeline and the signing of new tenancy contracts. The ideal candidate is a proactive, results-oriented leader with strong market intelligence and the ability to uncover synergistic opportunities that enhance site value and tenant appeal. They will collaborate cross-functionally to define and execute strategic initiatives, drive business development, and expand CEP’s industrial ecosystem. With a focus on high-impact communication and measurable outcomes, this role is critical to accelerating tenant acquisition and long-term site growth. A demonstrated successful history in industrial real estate is essential to effectively navigate market dynamics and identify high-value opportunities for growth.

Scope of Role

Leadership & Strategic Marketing


  • Lead the development and execution of comprehensive marketing strategies to identify and prioritize potential synergies and the best uses of the site to attract new tenants to CEP.
  • Strategic and action-oriented marketer focused on uncovering and activating new market opportunities.
  • Define and drive a clear, measurable plan that outlines key initiatives, deliverables, timelines, KPIs, and budgetary parameters.
  • Ensure the organization and structure of the team are optimized for high performance and aligned with strategic business objectives.
  • Develop and execute integrated marketing strategies to promote industrial assets and leasing opportunities.

 Strategic Growth Planning 

  • Partner cross-functionally with Site Development, Operations, and other internal stakeholders to assess CEP’s market position.
  • Identify and prioritize growth opportunities.
  • Translate insights into actionable strategies that enhance CEP’s value proposition, mitigate risk, and drive long-term tenant acquisition.

 Synergy Identification & Opportunity Development 

  • Collaborate closely with existing business units and site tenants to uncover and pursue synergistic opportunities that enhance site efficiency, value chain integration, and resource sharing.
  • Leverage insights into current operations to identify complementary industries, services, or capabilities that could benefit from co-location or collaboration.
  • Develop business cases and strategic partnerships that support organic growth through expansion.
  • Develop and implement strategic plans for industrial asset expansion and industrial real estate development.

  • Craft and deliver persuasive narratives highlighting the unique advantages of co-locating at CEP and within Louisiana.
  • Align messaging with state and local economic development initiatives to leverage available incentives.
  • Lead the creation of high-impact marketing materials, digital content, and presentations that resonate with target audiences and support business development outreach.

 Market Intelligence & Agile Decision-Making

  • Design and oversee a data-driven marketing approach based on insights into target industries, value chain synergies, and emerging trends.
  • Analyze international and domestic market dynamics to prioritize growth sectors.
  • Continuously refine strategy based on performance data, market feedback, and competitive intelligence to ensure marketing effectiveness and return on investment.
  • Results-oriented leader who combines analytical rigor with a high-energy, action-first approach to capturing market share.

  • Foster strong relationships across business functions, existing tenants, and external partners to align on shared goals and operational capabilities.
  • Serve as an influential voice among senior leadership to ensure resource allocation, decision-making, and execution are fully aligned with growth priorities.

 Minimum Qualifications

  • Minimum 10 years of progressive leadership experience in marketing, business development, or commercial strategy.
  • At least 10 years of experience in the chemical or process manufacturing industries.
  • Deep understanding of integrated chemical operations and value chains.
  • Proven track record of delivering business growth through strategic planning and execution.
  • High credibility and influence in leading cross-functional teams and managing indirect reports.
  • Strong analytical skills, with the ability to derive insights from market data and performance metrics.
  • Excellent written and verbal communication abilities.
  • Demonstrated commercial acumen and the ability to operate effectively at strategic, tactical, and operational levels.

 Preferred Qualifications

  • Experience in industrial real estate sales or acquisitions and development.
  • Expertise in digital marketing tools and platforms (e.g., SEO, email marketing, CRM).
  • Project management experience with the ability to manage complex initiatives and timelines.
  • Experience in creating marketing content, sales collateral, and executive presentations.
  • Financial modeling capabilities to assess opportunity value and ROI.

 Education

  • Bachelor’s degree required; MBA or other advanced degree strongly preferred.
  • Additional certifications in marketing, digital strategy, or project management are a plus.
