Principal Objective of Position:
The Senior Property Manager provides strategic leadership and oversight for a high-value portfolio of on-campus and off-campus medical office buildings. This position is responsible for responsible for driving the long-term financial performance and operational excellence of the portfolio, ensuring all assets align with investment goals. This role acts as a primary liaison for clients and mentors junior management staff to ensure delivery of best-in-class service.

- Lead the implementation of complex financial and operational initiatives; identify value-add opportunities to increase Net Operating Income (NOI).
- Direct the development of sophisticated operating and capital budgets; perform complex CAM reconciliations and ensure 100% recovery accuracy across the portfolio.
- Serve as the lead point of contact for third-party owners and institutional clients, delivering high-level financial reporting packages and strategic asset reviews.
- Provide guidance and oversight to Property Managers and Assistant Managers; ensure portfolio-wide compliance with policies, codes, and governmental regulations.
- Develop comprehensive annual inspection processes for properties; complete weekly, monthly quarterly, and annual property inspections as required for assigned assets, Cornerstone’s best practices, and/or client requirements.
- Coordinate and oversee large-scale tenant improvements and building construction projects, ensuring projects are delivered on time, under budget, and to client specifications.
- Lead the bidding and negotiation of portfolio-wide vendor contracts to leverage economies of scale and ensure strict conformity with Cornerstone requirements.
- Audit property inspection processes and ensure all assets meet rigorous safety, environmental, and legal standards.
- Oversee complex lease administration duties, including high-level default proceedings and sophisticated lease restructuring.
Other Responsibilities:
- Lead leasing and client term meetings, ensuring seamless communication between leasing, property management, and ownership to achieve long-term occupancy goals.
- Facilitate and chair quarterly facility supervisor meetings to standardize best practices.
- Represent the firm in industry associations and networking events.
- Other duties as assigned.
Education and Experience Required:
- Bachelor’s Degree in Sales, Real Estate, Business Management, Finance, or related field.
- Minimum of 7-10 years’ of progressive experience in commercial real estate property management, with a focus on medical office or healthcare assets.
- Valid Real Estate license at the time of hire.
Knowledge, Skills, and Abilities Required:
- Strong knowledge of commercial finance, asset management, and complex building systems.
- Proven ability to manage multi-site portfolios and lead cross-functional teams.
- Advanced proficiency in property management software.
- Superior negotiation and conflict-resolution skills.
- Valid driver’s license and the ability to travel, as needed, to client locations.
Preferred Qualifications:
- CPM (Certified Property Manager) or RPA (Real Property Administrator) designation highly preferred.
Work Environment:
This position works in a corporate office environment. Little to not exposure to outside elements. This position regularly uses standard office equipment, including but not limited to a computer, keyboard, mouse, copy machine, fax machine, etc.
Salary : $85,000 - $95,000
