Position Overview

The Porter Build-To- Rent (BTR) works on-site to support the cleanliness, appearance, safety, and operational readiness of the community. This role plays a key part in property presentation by completing pre-move-in and post-move-out unit cleans, maintaining the cleanliness of model homes and the clubhouse, and supporting daily groundskeeping, trash and recycling removal, sanitation, mopping, and general cleaning tasks as directed by the supervisor. The Porter helps ensure common areas, amenities, waste areas, pathways, homes, and other resident-facing spaces remain clean, organized, safe, and ready for residents, prospects, and guests.

What You Will Do

Community Appearance, Grounds & Curb Appeal

• Maintain the cleanliness, appearance, and curb appeal of the community through daily cleaning, groundskeeping, litter removal, debris collection, and property presentation activities.
• Inspect and maintain sidewalks, streetscapes, parking areas, walking paths, amenity areas, all paths, and other resident-facing exterior spaces.
• Sweep, mop, vacuum, pressure wash, wipe, sanitize, and organize assigned indoor and outdoor areas using approved methods, tools, and products.
• Keep outdoor furniture, signage, entrances, breezeways, gates, fencing, pet-waste stations, and shared community features clean and presentable.
• Support seasonal preparation, weather response, exterior resets, light landscaping activities, and special projects as assigned.
  
  

Property Readiness, Safety, Sanitation & Standards 

• Prepare common areas, amenities, model-home routes, vacant-home approaches, waste areas, and community gathering spaces for daily use, property inspections, move-ins, move-outs, and business activities. 
• Collect, transport, and dispose of trash, recycling, cardboard, bulk items, and other refuse from designated areas in accordance with property procedures. 
• Maintain trash receptacles, dumpster and compactor areas, recycling stations, janitorial equipment, carts, storage areas, and supply inventory in a clean, safe, organized, and serviceable condition. 
• Complete routine property walks to identify cleanliness concerns, property damage, lighting issues, pest activity, landscape or irrigation concerns, trip hazards, access concerns, maintenance needs, and waste-service issues. 
• Correct issues within the role’s scope and promptly report hazards, equipment concerns, property damage, access issues, recurring disposal problems, or conditions outside the role’s scope through established channels. 
• Use approved cleaning products, chemical labeling, dilution, storage, handling, disposal practices, PPE, hand tools, powered equipment, compactors, and other assigned equipment safely and in accordance with company policy, safety requirements, and manufacturer guidance. 
• Help maintain a clean, safe, organized, and well-presented community by completing assigned checklists, recurring responsibilities, and support requests accurately and within established timelines. 
  
  

Work Schedule & Physical Demands

• Must be able to work a full shift and the required work schedule on-site at the assigned property.
• Must be available for additional hours, including evenings, weekends, on-call shifts, and overtime when necessary.
• Occasional travel may be necessary as needed. (off-property events, sponsorships, and community outreach)
• Must be able to lift and move objects up to 50 pounds regularly, as required by the essential functions of the role.
• Perform all other duties and responsibilities as assigned.
• Partner with the Community Managers, Community Leasing Managers, and Regional teams on special projects and assignments.
• Frequent standing, walking, bending, stooping, kneeling, reaching, and climbing stairs throughout the workday, including while conducting property tours across the community and grounds.
  
  

Ideally, You'll Have

• 1 years of experience in groundskeeping, janitorial services, facilities support, property maintenance support, hospitality, or a related hands-on service environment; high school diploma or equivalent required.
• Build-To-Rent (“BTR”), multifamily, student housing, and/or single-family rental properties. Hospitality, facilities, janitorial, or groundskeeping experience in an on-site environment.
• Ability to follow supervisor direction, complete assigned tasks independently, and communicate property concerns, safety issues, or maintenance needs promptly to the appropriate team member.
• Strong attention to detail, dependability, and willingness to complete hands-on cleaning, groundskeeping, waste removal, sanitation, and property presentation tasks consistently.
• Working knowledge of basic workplace safety practices, proper use of PPE, cleaning chemicals, sanitation procedures, and safe handling of tools and equipment.
• Ability to manage daily task lists, recurring cleaning responsibilities, supply needs, and changing property priorities in a fast-paced, on-site environment.
  
  

You'll Crush It If You Have Experience With

• Trash and recycling handling, dumpster or compactor area upkeep, exterior cleaning, pressure washing, and routine property walks.
• Work-order platforms, mobile checklists, inventory logs, or other basic property operations tools used to track cleaning, maintenance support, supply needs, or completed tasks.
• A hands-on, fast-paced property, hospitality, facilities, or service environment where success depends on reliability, urgency, attention to detail, and consistent follow-through.
