We are seeking a Revenue Manager to join Core Spaces’ Revenue Optimization Team. This role is responsible for managing revenue strategy and performance across an assigned portfolio of communities, with a focus on optimizing rental revenue, occupancy, leasing velocity, and overall financial performance. The Revenue Manager serves as a strategic advisor to Operations, Sales, Asset Management, and community leadership by translating market conditions, leasing performance, pricing data, and portfolio trends into clear recommendations and executable strategies.
This position requires strong analytical judgment, independent decision-making, and the ability to balance competing priorities, including rent growth, occupancy targets, concession usage, market competitiveness, and long-term asset performance. The Revenue Manager is expected to proactively identify risks and opportunities, influence cross-functional stakeholders, and guide pricing and performance decisions that directly impact community and portfolio outcomes.

Pay Range
USD $75,000.00 - USD $85,000.00 /Yr.
Additional Compensation
Employees may be eligible for discretionary bonuses, typically 15% of base salary annually, depending on individual and organizational performance.

What You Will Do
- Own revenue management strategy for an assigned portfolio of communities, including pricing, rent growth, concession planning, lease pace, occupancy performance, and economic occupancy outcomes.
- Develop, recommend, and execute dynamic pricing strategies that support budgeted revenue goals while balancing market competitiveness, leasing velocity, demand trends, and asset-level performance objectives.
- Exercise independent judgment when evaluating pricing decisions, rate changes, concession strategies, and portfolio performance risks; provide clear rationale and recommendations to leadership and cross-functional partners.
- Monitor daily leasing velocity, floor plan performance, exposure, availability, rent positioning, and market conditions to identify opportunities for rate increases, pricing adjustments, or targeted leasing interventions.
- Design, manage, and evaluate concession strategies that accelerate leasing momentum while protecting effective rent, minimizing unnecessary revenue erosion, and supporting long-term financial performance.
- Analyze preleasing performance, occupancy trends, lead generation, conversion ratios, neglected leads, traffic quality, renewal activity, and lease pace to identify performance gaps and recommend corrective actions.
- Track and interpret market supply pipelines, university enrollment trends, capture rates, competitor pricing, renewal behavior, and local demand indicators to anticipate shifts in performance and proactively adjust revenue recommendations.
- Partner with Operations, Sales, Asset Management, Marketing, Technology, and community teams to ensure pricing strategies are understood, aligned, and executed consistently across the assigned portfolio.
- Lead weekly revenue office hours or pricing discussions with community and regional stakeholders, providing guidance on market conditions, pricing decisions, leasing performance, and action plans.
- Prepare and deliver weekly portfolio updates to the Director, Sales and Revenue, including rate changes, concession recommendations, performance risks, strategic opportunities, and key decisions requiring leadership visibility.
- Create monthly revenue and performance reporting that translates complex data into actionable insights for internal stakeholders, ownership partners, and leadership decision-making.
- Collaborate with Technology and internal reporting partners to improve dashboards, CoreIO reporting, data accuracy, automation, and visibility into revenue performance metrics.
- Support forecasting efforts by providing data-driven input on lease pace, rent growth, occupancy, exposure, concessions, and market assumptions for assigned communities.
- Identify process improvements, reporting enhancements, and performance management tools that strengthen revenue strategy, increase consistency, and improve decision-making across the portfolio.
- Serve as a revenue subject matter expert and trusted resource for community teams, helping translate strategy into practical actions that improve leasing execution and financial outcomes.
- Maintain a strong understanding of company policies, revenue standards, operating practices, and compliance expectations while ensuring recommendations align with business objectives and Core Spaces values.
- Occasional travel may be necessary to support portfolio strategy, community performance reviews, team alignment, or business needs.
- Perform all other duties and tasks as assigned by management.
- Bachelor’s degree in Business, Finance, Real Estate, Economics, Data Analytics, Hospitality, or a related field preferred; equivalent relevant experience may be considered.
- 5 years of progressive professional experience in real estate, revenue management, pricing strategy, asset management, property operations, leasing strategy, or a related analytical business function.
- Demonstrated ability to analyze complex data, identify performance trends, evaluate business risks, and make sound recommendations that influence financial outcomes.
- Strong understanding of real estate fundamentals, including occupancy, rent growth, concessions, exposure, absorption, leasing velocity, effective rent, and market positioning.
- Experience developing or supporting pricing strategies, revenue optimization plans, performance reporting, forecasting, or portfolio-level business recommendations.
- Ability to exercise discretion and independent judgment on matters of significance, including pricing recommendations, concession strategy, revenue risk identification, and portfolio performance planning.
- Strong communication and presentation skills, with the ability to explain complex data and strategic recommendations to stakeholders at varying levels of the organization.
- Proven ability to influence cross-functional partners, build alignment, and drive execution without direct reporting authority.
- High attention to detail and commitment to data accuracy, reporting integrity, and timely follow-through.
- Ability to manage multiple priorities, meet deadlines, and operate effectively in a fast-paced, performance-driven environment.
- Proficiency with Microsoft Office; experience with property management systems, revenue management tools, dashboards, or business intelligence platforms preferred.
