We are looking for a Project Manager II who can independently manage assigned construction projects while helping Corco strengthen how we deliver work. This role is ideal for an experienced construction project manager who can own day-to-day execution, coordinate internal and external teams, drive accountability, and maintain strong control of project administration.


Because Corco operates as a general contractor and does not self-perform construction scopes, this role requires strong subcontractor coordination, field partnership, project controls, financial administration, and client communication.


Position Summary


The Project Manager II will manage assigned construction projects from planning through closeout. This includes project setup, budgeting, scheduling, subcontractor coordination, owner communication, RFIs, submittals, change orders, invoice review, pay applications, cost tracking, site visit follow-up, documentation, project meetings, and closeout.


The ideal candidate is proactive, decisive, technically curious, direct in communication, and comfortable working with urgency. The right person will take ownership of assigned projects, solve normal project issues at the appropriate level, and bring leadership clear recommendations when material decisions or added support are needed.


Key Responsibilities


Manage assigned commercial, industrial, build-out, and ground-up construction projects from planning through closeout.


Own day-to-day project performance across schedule, budget, quality, safety, documentation, subcontractor coordination, client communication, and closeout.


Review and understand owner contracts, project scope, specifications, drawings, addenda, schedules, and key project requirements.


Lead project setup, including budgets, schedules, project files, subcontractor lists, communication protocols, and documentation standards.


Coordinate closely with superintendents to maintain project schedules, field priorities, manpower coordination, inspections, logistics, sequencing, and jobsite readiness.


Lead project communication across owners, architects, engineers, subcontractors, vendors, superintendents, accounting, PMA, and internal team members.


Lead project meetings with clear agendas, decisions, action items, accountability, and follow-up.


Resolve normal project issues at the appropriate level and bring leadership clear recommendations when approvals or material decisions are needed.


Own subcontractor and vendor invoice review, pay applications, cost tracking, lien waiver coordination, change orders, budget updates, and monthly project reporting.


Prepare and manage subcontracts, scope review, subcontractor compliance items, insurance requirements, change documentation, and commitment tracking.


Prepare, review, and track RFIs, submittals, meeting notes, change documentation, project correspondence, schedules, and closeout documents.


Identify project risks, scope gaps, schedule impacts, budget concerns, missing information, and client issues early.


Ensure subcontractor change orders are documented clearly, approved in writing, and not handled verbally.


Perform milestone site visits, verify field conditions, document action items, and follow up with superintendents and subcontractors within 24 hours.


Own closeout planning, including punch lists, warranties, as-builts, final documentation, lien waivers, final billing, and owner deliverables.


Prepare, maintain, and actively manage project schedules in partnership with the superintendent, including Procore master schedules and weekly three-week schedules.


Support, coach, or provide guidance to Assistant PMs, Project Coordinators, and Project Manager I team members when needed.


Contribute to improvements in Corco's project management processes, documentation, communication, and project controls.

You bring leadership concise updates and well-framed recommendations when input or approval is needed.


You build strong working relationships with clients, superintendents, subcontractors, vendors, accounting, PMA, and internal team members.


You protect project margin through disciplined cost tracking, scope control, written approvals, change management, and documentation.


You lead meetings and follow-up with clarity and accountability.


You balance urgency with accuracy, professionalism, and disciplined execution.


What We Are Looking For


Valid driver's license.


Bachelor's degree in Construction Management, Engineering, or a related field preferred; equivalent construction experience will be considered.


3-7 years of construction project management experience preferred.


Experience managing commercial, industrial, build-out, and/or ground-up construction projects.


Strong ability to read and interpret drawings, specifications, addenda, contracts, schedules, and project documents.


Strong understanding of project budgets, schedules, buyout, subcontractor management, RFIs, submittals, change orders, pay applications, owner billings, subcontractor invoices, lien waivers, cost tracking, and closeout.


Experience coordinating closely with superintendents and field teams.


Experience with Procore, Bluebeam, Microsoft Project, Excel, Word, Outlook, Adobe, or similar construction management tools preferred.


Strong written and verbal communication skills.


Ability to lead project meetings and drive action items to completion.


Strong organization and documentation habits.


Ability to manage multiple priorities, stakeholders, and deadlines.


Sound judgment around when to act independently and when to bring leadership into a decision.


High accountability for project outcomes and client experience.
