The On Your Lot Homes Advisor guides buyers through the process of selecting and building a Cook Bros. home on land they already own or plan to purchase. This position helps buyers choose the right floor plan, understand homesite requirements, explore available structural options, establish a realistic budget, and move confidently from the initial consultation through contract signing. This is a consultative sales role focused on education, clear communication, relationship-building, and creating a smooth buyer experience. This is a commission-based position.
Key Responsibilities
- Respond to and follow up with On Your Lot leads.
- Conduct initial consultations to understand the buyer’s goals, budget, timeline, lifestyle needs, and homesite status.
- Help buyers select the appropriate Cook Bros. Homes floor plan, elevation, and approved structural options.
- Explain Cook Bros. Homes’ semi-custom building process, included features, pricing, and buyer responsibilities.
- Review available homesite information, including utilities, access, topography, restrictions, easements, setbacks, and HOA or architectural requirements.
- Coordinate homesite evaluations with the construction team.
- Prepare accurate home pricing, option pricing, and preliminary site-development estimates.
- Clearly explain costs that may fall outside the home price, including permits, utility taps, architectural fees, clearing, landscaping, and other homesite-related expenses.
- Maintain consistent communication with buyers throughout the sales and pre-construction process.
- Prepare contracts and ensure all required documents, deposits, approvals, and deadlines are completed.
- Coordinate with Realtors, designers, construction personnel, and internal departments.
- Maintain accurate lead, appointment, follow-up, and sales information in the CRM.
- Build relationships with Realtors, landowners, developers, and other referral partners.
- Participate in On Your Lot workshops, Realtor events, community events, and marketing initiatives.
- Support company sales goals while maintaining Cook Bros. Homes’ standards for honesty, professionalism, and customer care.
Qualifications
- Experience in newhome sales, real estate, construction, land development, or consultative sales is preferred.
- Strong sales, communication, organization, and follow-up skills.
- Ability to explain construction concepts and pricing in clear, buyer-friendly language.
- Comfortable discussing budgets, financing, homesite conditions, and contractual requirements.
- Able to manage multiple buyers and projects at different stages.
- Proficient with CRM systems, email, spreadsheets, and digital sales tools.
- Willing to work evenings and weekends based on buyer appointments and events.
- A real estate license is helpful but not required.
