Position Summary

We are seeking an experienced, detail-oriented Commercial Estimator / Project Manager to join our growing general contracting team. This role is responsible for preparing accurate and competitive project estimates, securing profitable work through successful bidding efforts, and managing awarded projects from pre-construction through closeout.

The ideal candidate will have a strong understanding of commercial construction, cost estimating, subcontractor procurement, project management, and financial oversight. They thrive in a fast-paced environment, communicate effectively with clients, architects, and subcontractors, and are committed to delivering high-quality projects on time and within budget while contributing to the company's continued growth.

Key Responsibilities:

Estimating

• Review architectural and engineering drawings, specifications, addenda, and project documents to prepare accurate and comprehensive cost estimates.
• Perform quantity takeoffs and analyze labor, material, equipment, and subcontractor costs.
• Solicit, evaluate, and level subcontractor and supplier bids.
• Develop competitive bid strategies while maintaining targeted profit margins.
• Prepare and submit bid proposals for private and public-sector commercial construction projects.
• Participate in pre-bid meetings, site visits, and project walkthroughs to assess scope and existing conditions.
• Identify potential project risks, constructability concerns, and value-engineering opportunities.
• Collaborate with owners, architects, consultants, and internal team members during the preconstruction process.
• Maintain and expand relationships with subcontractors and suppliers to ensure competitive pricing and reliable project partnerships.
• Track bid results and continuously improve estimating accuracy and processes.

Project Management

• Manage awarded projects from pre-construction through project closeout.
• Coordinate subcontractors, vendors, consultants, and field personnel to ensure work is completed in accordance with project plans, specifications, schedules, and budgets.
• Develop and maintain project schedules and monitor progress throughout construction.
• Manage project contracts, budgets, change orders, and cost controls.
• Conduct site visits, progress meetings, and quality inspections as needed.
• Serve as the primary point of contact for clients, architects, engineers, and subcontractors during project execution.
• Prepare and maintain project documentation, including RFIs, submittals, meeting minutes, and closeout documentation.
• Ensure compliance with company safety standards and jobsite safety requirements.
• Monitor project profitability and proactively address issues that could impact project success.

Required Qualifications

• Minimum of 5 years of commercial construction estimating experience, with project management experience strongly preferred.
• Proven ability to prepare accurate estimates and successfully bid commercial construction projects.
• Strong knowledge of commercial construction methods, materials, building systems, and project delivery methods.
• Proficiency in Microsoft Office and Microsoft Project.
• Experience with estimating software such as On-Screen Takeoff, Sage, PlanSwift, Procore, PlanGrid, or similar platforms is preferred.
• Strong understanding of subcontractor procurement, cost control, scheduling, and contract administration.
• Excellent analytical, organizational, communication, and negotiation skills.
• Ability to manage multiple estimates, deadlines, and projects simultaneously.
• Valid driver's license and reliable transportation.

Education

• Four-year degree not required.
• Associate's or Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
• Estimating and project management certifications or formal training are highly desirable.

Preferred Qualifications

• Extensive experience estimating interior commercial renovation and tenant improvement projects.
• PMP certification or equivalent project management credential.
• LEED accreditation or sustainable construction experience.
• Experience with design-build and fast-track project delivery methods.
