POSITION SUMMARY
The Project Manager II is responsible for assisting Senior Project Manager of Construction with project management responsibilities, governmental review requirements, and construction due diligence of new construction and renovation projects. This position reports to the Capital Projects Executive. This is a Special Revenue funded position; funding is dependent upon renewal and allocation of Special Purpose Local Option Sales Tax (SPLOST) funding.
KEY RESPONSIBILITIES
Coordinates and chairs meetings with any departmental and/or local school staff for the successful completion of each design project. Monitors progress of projects by reviewing design and work- in-progress documents, potential challenges and recommends adjustments to project plans as needed. Prepares reports, including but not limited to, project summations and status updates. Assists construction department staff with due diligence of new projects, including investigation of site restrictions and local code requirements.
Manages project contracts for execution. Administers all aspects of the contract through project completion, close out and warranty phase. Conducts routine site visits to monitor field construction operations. Inspects and measures work in progress and completed work to ensure schedule adherence, safety protocols, quality control program of projects to include testing, inspection, and compliance with plans and specifications.
Originates and maintains field and other reports, tracks, and coordinates project accounting to reconcile records and projects status of SPLOST funds needed for near term construction. Reviews proposals, payment requests, invoices, submittals, schedules, RFIs and other project-related documents.
Co-facilitates and/or conducts periodic progress meetings and serves as the division’s representative; schedules and assists in facilitating and conducting orientations, trainings, and meetings.
Meets with interagency governmental groups. Collaborates with city and county officials.
All other duties, as assigned and required, in order to perform the above services.
KEY JOB REQUIREMENTS
High School Diploma or GED required. Bachelor’s Degree in Urban Planning, Engineering, Planning, Architecture, Building Construction, Industrial Relations, Business, or related field preferred, or must have equivalent work experience.
Minimum of two (2) years in management of government projects required with Bachelor’s degree.
Minimum of four (4) years in management of government projects required with High School Diploma or GED.
Work involves leadership which routinely affects the organization, students, staff, and the surrounding community in a demonstrable way. Excellent planning and organizational skills required to manage projects effectively.
Valid Georgia Driver’s license required. Certified Project Manager (CPM) preferred. OSHA 10 Certification preferred.
Independent judgment and the ability to problem solve is required along with ability to work with minimal supervision and make decisions.
Requires frequent contact and the ability to interact effectively with internal personnel of influence (i.e. principals, end users, operations divisions, etc.) to discuss issues of importance.
Requires frequent contact with and the ability to interact effectively with external personnel of influence (i.e. architects, engineers, contractors, and members of the community) to discuss issues of importance.
Responsible for supervising/making recommendations within department and the management and the management and oversight of multiple construction projects.
Applies, recommends, and implements basic technology concepts to improve the efficiency and effectiveness of the Construction Department.
Must be well-versed in office management software (i.e. Microsoft Suite, Google Suite, Adobe, Bluebeam, Procore, etc.).
Must have expertise in reading and interpreting blueprints, project manual and construction contract documents.
WORKING CONDITIONS
Normal office setting at a construction site. Must adhere to all safety guidelines of the construction site at all times.
Variable work environment – must be able to work outdoors in all weather conditions.

Typically sitting at a desk or table Intermittently sitting, standing, stooping. Typically standing and/or walking. Typically pushing and/or pulling.
Requires repeated reaching by extending hands and/or arms in any direction.
Moderate lifting; may be required to carry fifty (50) lbs. or less.
NOTE: This is a grade 27, 225 day position that pays for experience up to a Step 8.
