Job Summary
We are seeking an experienced Construction Manager to lead and oversee land development and commercial construction projects from pre-construction planning through completion. This role involves managing site development (including civil engineering elements such as grading, utilities, roads, and infrastructure), coordinating commercial building construction (e.g., office buildings, retail centers, mixed-use developments), ensuring projects are delivered on time, within budget, and to the highest quality and safety standards. The ideal candidate has a strong background in civil engineering principles applied to land development and proven expertise in commercial construction management.
Key Responsibilities
- Plan, coordinate, and supervise all phases of land development and commercial construction projects, including site preparation, infrastructure installation (utilities, stormwater, roads), and vertical commercial building construction.
- Collaborate with civil engineers, architects, land planners, surveyors, and other stakeholders to review and interpret plans, specifications, and civil engineering designs.
- Develop and manage detailed project schedules, budgets, cost estimates, and resource allocation to ensure timely completion and cost control.
- Oversee permitting processes, compliance with local, state, and federal regulations, zoning requirements, environmental standards, and building codes specific to land development and commercial sites.
- Select, negotiate with, and manage subcontractors, vendors, and suppliers; coordinate their activities on-site to maintain project momentum.
- Monitor daily on-site operations, conduct regular site inspections, track progress, resolve issues, and implement corrective actions for delays, quality concerns, or safety risks.
- Prepare and present regular progress reports, budget updates, and risk assessments to senior management, clients, and project owners.
- Ensure strict adherence to safety protocols, quality assurance procedures, and risk management practices; maintain a safe work environment and lead incident investigations if needed.
- Manage change orders, value engineering opportunities, and contract administration to optimize project outcomes.
- Support project closeout, including punch lists, final inspections, as-built documentation, and handover to clients or property management.
Required Qualifications
Experience: Minimum **5 years** of progressive experience as a Construction Manager, Project Manager, or similar role in land development and/or **commercial construction; experience managing civil/site work and commercial building projects (e.g., retail, office, industrial, or mixed-use) is essential.
Education: Bachelor's degree in Civil Engineering, Construction Management, Construction Science, Architecture, or a closely related field (preferred); equivalent combination of education and experience considered.
Technical Skills: Strong knowledge of civil engineering principles related to land development (grading, utilities, earthwork, stormwater management); proficiency in reading and interpreting blueprints, civil plans, and specifications; familiarity with construction management software (e.g., Procore, Primavera, Bluebeam, MS Project).
Other Skill*: Excellent leadership, communication, and problem-solving abilities; proven track record of delivering projects on schedule and within budget; strong negotiation and conflict resolution skills.
- Certifications (preferred): OSHA 30-Hour, PMP, CCM (Certified Construction Manager), PE (Professional Engineer) license, or LEED accreditation.
Preferred Qualifications
- Experience with commercial projects valued at $5M and land development involving subdivision, entitlements, or infrastructure.
- Familiarity with public right-of-way permitting, municipal coordination, and regulatory compliance in land development.
- Background in multi-phase developments or fast-track commercial builds.
