What are the responsibilities and job description for the Senior AEC Sales & Business Development Consultant / Expert Closer position at Confidential?
Position Overview
We are an established AEC firm located in Palm Beach County seeking a seasoned sales and business development veteran with 20 years of experience to help take our existing business development program to the next level.
We already have an established business development program, a pipeline of qualified opportunities, and a strong technical team. Our primary objective is to increase our close rate, improve our overall sales process, and become more effective at converting qualified opportunities into signed contracts.
We are specifically looking for an expert closer.
This is not an entry-level business development position, nor are we looking primarily for a marketing, lead-generation, or networking professional. We want someone who has spent a significant portion of their career personally pursuing, selling, and closing high-value AEC or professional-services contracts.
What We're Looking For
The ideal candidate has extensive experience selling engineering, architecture, construction, consulting, or other complex professional services where credibility, relationships, technical expertise, and trust are critical to winning the work.
You should have demonstrated expertise in:
- Closing high-value AEC and professional-services opportunities
- Developing pursuit and closing strategies for complex sales
- Conducting effective discovery and client meetings
- Understanding client needs, motivations, concerns, and decision criteria
- Identifying the true decision-makers and influencers
- Establishing credibility, trust, and authority with prospective clients
- Differentiating a firm from competing engineering and construction companies
- Handling objections and difficult client conversations
- Navigating price and fee objections without unnecessarily discounting services
- Improving sales presentations, interviews, proposals, and follow-up strategies
- Recognizing buying signals and knowing when and how to ask for the business
- Negotiating and moving opportunities toward a final decision
- Coaching business development professionals on how to close
- Reviewing sales pipelines and identifying why qualified opportunities are being lost
- Developing measurable processes for improving conversion and close rates
HOA & Property Management Experience
Experience selling professional services to condominium associations, HOAs, community associations, property management companies, and property managers is a strong plus.
Our sales process can involve multiple stakeholders, including property managers, board presidents, board members, committees, building owners, and other decision-makers.
Experience presenting to boards of directors, navigating committee-based decisions, developing relationships with property managers and management companies, and closing projects involving multiple decision-makers would be particularly valuable.
The Opportunity
Our company already generates qualified opportunities. We are not starting a business development program from scratch.
We want an experienced sales professional who can evaluate our existing process from:
Lead → Qualification → Client Meeting → Proposal → Presentation → Follow-Up → Negotiation → Close
The initial objective will be to determine where and why opportunities are being lost and develop practical strategies to improve our conversion rate.
This may include working directly with company leadership and our business development team, participating in strategy sessions for significant opportunities, reviewing client interactions and proposals, coaching our business development personnel, and helping develop a more disciplined and repeatable closing process.
Our projects and professional-service engagements can represent significant investments for our clients. We therefore require a sophisticated, consultative sales approach rather than transactional or high-pressure selling.
Ideal Background
We are particularly interested in candidates who have served as a:
- VP or Director of Business Development
- VP or Director of Sales
- Senior AEC Business Developer
- Regional or National Business Development Leader
- Principal responsible for significant client acquisition
- AEC Sales Trainer or Consultant
- Proven rainmaker within an engineering, architecture, construction, or professional-services organization
20 years of meaningful sales and business development experience is strongly preferred.
Most importantly, we are looking for someone who can demonstrate a history of personally winning and closing substantial contracts.
We are less interested in someone whose career has primarily involved managing marketing departments, networking, generating leads, or preparing proposals without direct responsibility for converting opportunities into signed work.
What Success Looks Like
Success in this role means helping us:
- Increase our close rate
- Convert more qualified opportunities into signed contracts
- Strengthen the closing capabilities of our business development team
- Improve client meetings, presentations, and follow-up
- Better understand why we win and lose opportunities
- Develop a disciplined and repeatable sales process
- Increase revenue generated from our existing business development efforts
We are open to discussing the right structure with an exceptional candidate, including a consulting, fractional, coaching, or potentially longer-term relationship.
If you are a seasoned AEC sales professional with 20 years of experience winning work, developing clients, and closing complex, high-value opportunities, we would like to speak with you.
