Job Summary
POSITION DESCRIPTION - The property manager supervises the day-to-day operations of a specific tax credit (affordable housing) apartment community. The property manager ensures that the property performs at the highest level possible and achieves company goals, while acting as the ambassador for the community with the assistance of the Regional Manager and our corporate headquarters.
Responsibilities and Duties
- Understands the financial goals of the property and makes sure the property meets those goals
- Understand his or her responsibility for maintaining the property budget and assets
- Must adhere to company guidelines
- Maintain strong resident relations, ensuring that residents are served well and satisfied with the community
- Perform monthly housekeeping inspections for each unit
- Market the property through community outreach and by focusing on target markets
- Oversee the leasing of apartments and ensure that occupancy rates are maintained
- Direct property operations and staff in the most cost effective manner
- Supervises maintenance staff to ensure work orders are being completed in a timely, correct manner, as well as building repairs, preventive and corrective maintenance
- Processes new applications, re-certifications and provide required information to compliance monitors for review before final approvals are made
- Ensures compliance policies and procedures according to tax credit and or HOME guidelines are followed and adhered to at all times
- Supervise rent collection, rent batches, bank deposits and petty cash records
- Pursue delinquent rents and evictions timely and aggressively
- Supervise resident relations and enforce all community rules and regulations
- Supervises all landscaping, lawn care and vendor work
- Work with the Regional Supervisor to develop, monitor and achieve annual budget objectives
- Maintain respectful and open lines of communication at all times with the Regional Manager and corporate headquarters
- Must be available for on call emergencies that may arise after hours
- Other duties can and will be assigned from time to time.
Qualifications and Skills
QUALIFICATIONS:
- Must possess at least three years of property management experience, or two years tax credit management experience
- Computer literate
- Section 8 or other Government Housing Program experience helpful but not required
- Must have strong communication and people management skills
- Must be willing to maintain professionalism at all times while representing the property
- Must be able to start a conversation, approach people, and be approachable
- Must have good conversation skills and be able to read people well
- Must maintain calm professionalism and respect while dealing with upset and angry residents
- Must be adherent to company guidelines and follow procedures
- Must understand resident requests; needs and respond to them, connecting them with the right solution
- Must be very organized, with a strong attention to detail; must stay on top of documentation guidelines
- Must be flexible and able to shift priorities if needed
- Must be able to move quickly, think on ones feet, and multitask
- Must demonstrate strong financial and analytical abilities
- High school diploma or general education degree (GED)
- Must be able to travel out of town at least once per year tor further training
Job Types: Full-time, Part-time
Pay: $14.00 - $16.00 per hour
