Maintenance Supervisor
Location: Salisbury, MD
Job Type: Full-Time
Schedule: Monday–Friday, 8:00 AM–4:30 PM
On-Call: One rotating week of on-call responsibilities; nights and weekends as needed.

We're looking for an experienced, motivated Maintenance Supervisor to lead the maintenance operations of our apartment community. The ideal candidate is a hands-on leader who takes pride in maintaining a safe, attractive, and well-functioning property while providing outstanding customer service to our residents.

Responsibilities
- Supervise, train, and support maintenance team members.
- Plan, assign, and inspect maintenance work to ensure quality and efficiency.
- Perform and oversee maintenance and repairs, including:
- HVAC systems
- Plumbing
- Electrical
- Carpentry
- Drywall and painting
- Appliance repair
- General building maintenance
- Coordinate apartment turns to ensure units are ready for new residents.
- Respond to resident service requests in a timely and professional manner.
- Conduct routine property inspections and identify preventative maintenance needs.
- Maintain inventory of tools, equipment, and maintenance supplies.
- Coordinate with vendors and contractors as needed.
- Ensure compliance with OSHA standards, company policies, and local building codes.
- Participate in the rotating on-call schedule and respond to after-hours emergencies.
- Maintain accurate maintenance records and work orders.
- Foster a positive, customer-focused environment for residents and team members.
Qualifications
- Minimum of 3 years of apartment maintenance experience.
- Previous supervisory or leadership experience.
- Strong knowledge of HVAC, plumbing, electrical, carpentry, drywall, and appliance repair.
- EPA Certification preferred (or ability to obtain).
- HVAC certification is a plus.
- Valid driver's license and reliable transportation required.
- Excellent troubleshooting and organizational skills.
- Strong communication and customer service abilities.
- Ability to lift up to 75 pounds and work indoors and outdoors in varying weather conditions.
- MUST LIVE WITHIN A 45-MINUTE COMMUTE FROM SALISBURY TO BE CONSIDERED
