Maintenance Director - Senior Living

Duties

• Lead and supervise the maintenance team, providing clear direction, coaching, and performance evaluations to foster a high-performing workforce
• Develop and implement preventative maintenance programs utilizing CMMS (Computerized Maintenance Management System) to optimize equipment uptime and reduce downtime
• Oversee all mechanical systems including HVAC, electrical, plumbing, low voltage systems, and high voltage equipment ensuring compliance with safety standards and regulations
• Manage facilities projects from planning through execution, including upgrades, repairs, and renovations aligned with community needs
• Read and interpret schematics, wiring diagrams, and technical manuals to troubleshoot complex industrial maintenance issues effectively
• Conduct routine inspections of the property’s infrastructure to identify potential issues early and coordinate timely repairs
• Maintain detailed records of maintenance activities, safety inspections, and equipment histories for accountability and continuous improvement
• Collaborate with vendors and contractors for specialized services such as programmable logic controllers (PLCs) programming or industrial automation upgrades
• Ensure all maintenance operations adhere to safety protocols, including electrical safety procedures involving low voltage and high voltage systems
• Utilize tools such as ohmmeters and other diagnostic equipment to accurately assess electrical circuits and mechanical systems

Qualifications

• Proven management experience in facilities management or industrial maintenance environments, preferably within senior living or healthcare settings
• Strong supervisory skills with the ability to lead diverse teams effectively
• Extensive knowledge of HVAC systems, electrical systems (including high voltage), mechanical systems, schematics, and industrial maintenance practices
• Hands-on experience with CMMS software for work order management and asset tracking
• Familiarity with programmable logic controllers (PLCs) and automation systems is highly desirable
• Ability to read technical schematics, wiring diagrams, and mechanical drawings with precision
• Excellent project management skills to oversee multiple initiatives simultaneously while maintaining quality standards
• Strong communication skills in English for clear documentation and team coordination
• Knowledge of safety standards related to electrical work (including low voltage) and general facilities management regulations
• Experience working with ohmmeters or similar diagnostic tools for electrical troubleshooting
