Building Maintenance Manager – Job Description
Reports To: Property Owner
Position Summary
The Building Maintenance Manager is responsible for the safe, efficient, and cost-effective operation and maintenance of three office buildings in the downtown area of Rochester, New York. This position oversees all building systems, manages maintenance staff and contractors, ensures compliance with safety and regulatory requirements, and provides a high level of service to tenants.
Key Responsibilities
Building Operations
- Direct the day-to-day operation of all building systems.
- Ensure proper operation and preventive maintenance of:
- HVAC systems, electrical systems, plumbing systems
- Electrical systems
- Elevators, fire alarm and sprinkler systems
- Emergency generators
- Building automation systems
- Monitor building performance and respond promptly to operational issues.
- Control maintenance expenses
Staff Supervision
- Hire, train, schedule, and supervise maintenance personnel.
- Assign work orders and monitor completion.
- Evaluate employee performance and promote a culture of safety and customer service.
Contractor Management
- Select, supervise, and evaluate outside contractors and vendors.
- Review contracts and ensure work is completed according to specifications.
- Verify compliance with insurance and safety requirements.
Tenant Relations
- Respond promptly to tenant maintenance requests.
- Communicate planned maintenance and building improvements.
- Maintain professional relationships with tenants and property management.
Safety and Compliance
- Ensure compliance with OSHA, fire, life safety, environmental, and local building codes.
- Coordinate annual inspections and testing.
- Develop emergency response procedures and coordinate drills.
Security Coordination
- Work with security personnel to maintain building safety.
- Oversee access control systems and surveillance equipment as required.
Qualifications
- High school diploma required; technical degree or bachelor's degree preferred.
- Five to ten years of commercial building maintenance experience.
- Three or more years of supervisory experience.
- Strong knowledge of HVAC, electrical, plumbing, mechanical, and life safety systems.
- Experience managing high-rise office buildings preferred.
- Ability to read blueprints and technical drawings.
- Strong computer skills, including computerized maintenance management systems (CMMS) and Microsoft Office.

Pay: $65,000.00 - $68,000.00 per year
