Project Manager

Reports To: President

Employment Type: Full-Time, Exempt (Salary)

Position Summary

The Project Manager is responsible for the overall planning, execution, financial performance, and successful completion of assigned construction projects. This position provides leadership throughout all phases of construction—from preconstruction through closeout—ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards.

The Project Manager serves as the primary point of contact for owners, architects, engineers, subcontractors, and project stakeholders while fostering strong relationships that support repeat business and customer satisfaction.

Essential Responsibilities

Project Planning & Execution

  • Lead all phases of assigned construction projects from preconstruction through final closeout.
  • Develop project execution strategies that establish safety, quality, schedule, financial, and customer service objectives.
  • Review project plans, specifications, contracts, and estimates to ensure complete understanding of project requirements.
  • Coordinate preconstruction activities including:
  • Project setup
  • Buyout
  • Purchase orders
  • Subcontracts
  • Scheduling
  • Cost coding
  • Logistics planning
  • Ensure adequate staffing and allocation of labor, equipment, subcontractors, and materials.
  • Conduct project kickoff meetings with field and office personnel.


Financial Management

  • Maintain overall financial responsibility for assigned projects.
  • Monitor project budgets, costs, cash flow, profitability, and forecasting.
  • Review job cost reports and identify cost trends requiring corrective action.
  • Prepare and manage:
  • Owner pay applications
  • Subcontractor payments
  • Vendor invoices
  • Cost projections
  • Monthly financial reporting
  • Maximize profitability while protecting company interests.
  • Ensure timely billing and collection of receivables.


Schedule Management

  • Develop and maintain baseline construction schedules in collaboration with the Superintendent.
  • Monitor progress against milestones.
  • Identify schedule risks and implement recovery plans when necessary.
  • Coordinate sequencing of subcontractors and suppliers to minimize delays.


Contract Administration

  • Maintain complete knowledge of all contract documents.
  • Administer contracts and ensure compliance with contractual obligations.
  • Prepare, negotiate, and process:
  • Change orders
  • Requests for Information (RFIs)
  • Submittals
  • Owner directives
  • Identify, document, and resolve project claims.
  • Minimize company exposure to contractual risk.


Leadership & Team Development

  • Provide leadership and direction to:
  • Assistant Project Managers
  • Superintendents
  • Field Engineers
  • Field personnel
  • Foster teamwork and open communication among office and field staff.
  • Mentor employees to support professional growth and career development.
  • Conduct performance evaluations and provide coaching when needed.
  • Promote accountability and ownership throughout the project team.


Client & Stakeholder Relations

  • Serve as the primary liaison with owners, architects, engineers, and consultants.
  • Build long-term relationships through professionalism, responsiveness, and integrity.
  • Conduct regular project meetings.
  • Communicate project status, risks, schedule updates, and financial impacts clearly and proactively.
  • Resolve issues quickly while maintaining positive working relationships.


Safety & Quality

  • Champion the company's safety culture.
  • Work closely with Superintendents to ensure compliance with OSHA regulations and company safety policies.
  • Conduct regular site visits to verify safe work practices.
  • Ensure quality control procedures are followed throughout construction.
  • Address deficiencies promptly and implement corrective actions.


Project Documentation

  • Maintain complete and accurate project records.
  • Ensure timely completion of:
  • Daily reports
  • Meeting minutes
  • Change order logs
  • Cost reports
  • Schedule updates
  • Closeout documentation
  • Utilize Procore and other company software to maintain project information.


Continuous Improvement

  • Identify opportunities to improve project delivery, efficiency, and profitability.
  • Document and share lessons learned and best practices.
  • Support estimating, business development, and strategic planning initiatives when requested.
  • Perform additional duties as assigned.


Required Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Minimum five (5) years of construction project management experience.
  • Equivalent combination of education and practical construction experience will be considered.
  • Experience managing commercial, municipal, or heavy civil construction projects preferred.

  • Thorough understanding of construction methods, materials, scheduling, estimating, and project controls.
  • Strong financial management and budgeting skills.
  • Ability to interpret drawings, specifications, and contract documents.
  • Excellent negotiation and conflict resolution skills.

  • Proven ability to manage multiple projects simultaneously.
  • Excellent written and verbal communication skills.

Physical Requirements

  • Ability to travel regularly to project sites.
  • Ability to walk active construction sites over uneven terrain.
  • Ability to climb ladders and stairs.
  • Ability to lift up to 25 pounds occasionally.
  • Ability to work outdoors in varying weather conditions.
