Compass Self Storage is looking for a District Manager to oversee properties in the Northeast Florida markets. PREVIOUS SELF STORAGE MANAGEMENT EXPERIENCE REQUIRED. SUMMARY
The District Manager is responsible for the overall management of the self-storage facilities, optimizing the financial return on invested capital. Insures that facilities meet or exceed goals in all areas and are operated in accordance with all company standards. Responsible for the sales coaching, supervision, and management of employees, marketing and maintenance of the self-storage facilities. Design and implement plans to increase occupancy and revenues, control expenses, optimize net operating income and implement company-wide policies and procedures as assigned.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other related and incidental duties may be assigned.
- Recruit, hire, coach and retain a sales focused team of property managers.
- Ensure that team members consistently demonstrate sales and customer-focused behaviors when interacting with prospects and customers.
- Analyze weekly, the number of rentals/vacates and income for each facility and make the necessary adjustments.
- Analyze the demand analysis reports, occupancy, vacancy and delinquency rates, rental rates and marketing programs for each facility monthly. Provide upper management with input for improvement in each area where necessary.
- Analyze monthly payroll and expenses and insure expenditures are within budget and make the necessary adjustments.
- Survey competitors for pricing and Management quality every quarter.
- Work in conjunction with the Marketing department in preparing annual marketing budget.
- Work in conjunction with the Marketing department in designing, developing, delivering the marketing plan for facilities supervised.
- Responsible to ensure Managers participation in the tracking of the results of the company marketing programs.
- Responsible for the marketing of new facility acquisitions during the transition period. The transition duties include sending letters to tenants introducing company as the new owner, evaluate existing signage, order new signage where necessary, order banners and flags, provide facility with marketing literature and train new facility employees to use company marketing programs.
- Coordinate with the Marketing department for the promotion, advertising and grand opening functions of newly constructed facilities.
- Solicit and evaluate bids for repair and maintenance work. Coordinate major work construction and maintenance department.
- Supervise vendor contract compliance.
- Conduct monthly and quarterly site inspections and audits of facilities.
