POSITION TITLE: Facilities Coordinator - Retreat

DEPARTMENT: The Retreat

FLSA STATUS: Non-Exempt

PAY GRADE: 4

REPORTS TO: Facilities Manager

GENERAL DESCRIPTION OF DUTIES

This role performs routine and non-routine mechanical tasks to ensure high quality maintenance of the building and grounds as directed by the Facilities Manager. This role also covers for the Facilities Manager during his or her absence to ensure all mechanical services continue to function properly at all times without unnecessary interruption.

SPECIFIC DUTIES AND RESPONSIBILITIES

ESSENTIAL JOB FUNCTIONS

· Perform non-licensed tasks for preventative maintenance of building equipment as scheduled and determined appropriate by the Facilities Manager.

· Proactively work with the Housekeeping Coordinator to ensure tasks and projects which affect both housekeeping and facilities staff are well-coordinated, and operations continue to run smoothly with little to no interruptions of the daily rhythm of the residents (members).

· Always acts in a safe manner using proper personal protective equipment. May make recommendations on standards, policies and procedures to improve the overall operations of the community.

· Performs tasks related to flipping apartments including painting and patching.

· Maintain outside grounds, lawn, bushes, and weeding

· Utilize preventative maintenance system as directed by Facilities Manager.

ADDITIONAL JOB FUNCTIONS

· Reacts appropriately to fire and emergency preparedness drills and events according to policies.

· Acts as Facilities Manager during his or her absence

· Prepares empty units (e.g. paint, clean, etc.) so that future tenants can move in.

· May make minor repairs to member-owned items.

· Interacts and supports vendors and contractors in relation to facilities maintenance and repairs.

· Fill in for Porter, if necessary

· Performs all other duties as assigned.

MINIMUM TRAINING AND EXPERIENCE

Education: High School diploma or GED, preferred

Minimum Years of Experience: Three (3) years’ experience working in a maintenance role, preferably within a managed care environment.

Demonstrate skills: Must be an experienced Interior Painter. Good interpersonal and communication skills with the ability to think and act quickly with good judgment and discretion.

Knowledge: Must have basic electrical and plumbing knowledge. Has the ability to operate a variety of facilities-related equipment (e.g. hand tools, cleaning equipment).

Bilingual: preferred Language: Spanish

Physical Ability: Tasks involve the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 100 pounds).

Sensory Requirements: Some tasks require the ability to perceive and discriminate colors or shades of colors. Some tasks require the ability to perceive and discriminate depths. Some tasks require visual perception and discrimination. Some tasks require oral communications ability.

Environmental Factors: Tasks are regularly performed with exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, fumes, temperature and noise extremes, machinery, vibrations, electric currents, traffic hazards, animals/wildlife, pet dander, pet waste (e.g. cat litter, dog waste), indoor and outdoor gardening allergens, toxic/poisonous agents, violence, disease, or pathogenic substances.
