Property and Asset Manager

Department: Property Management

Reports to: Director of Property and Asset Management

Employment Status Classification: Full-Time Salary; Exempt

Salary: $45,000.00 - $55,000.00 per year, based on experience


Job Description Summary:

The Property and Asset Manager is a field‑focused role responsible for ensuring Community Housing Network’s affordable housing communities are safe, well‑maintained, and operating at high physical standards.

This position is ideal for a professional who enjoys being out on properties, conducting inspections, coordinating repairs, and actively overseeing building conditions. The role combines hands‑on property oversight with asset management responsibilities to protect the long‑term quality of housing for residents across southeast Michigan.

Essential Functions: 

Property Inspections & Physical Oversight

  • Conduct regular property inspections
  • Identify deficiencies, safety concerns, and preventative maintenance needs.
  • Develop and monitor preventive maintenance plans
  • Oversee unit turns and readiness standards.
  • Document findings and track resolution.
  • Ensure compliance with HUD and safety inspection standards.

Maintenance Coordination & Vendor Oversight

  • Coordinate repairs and capital projects.
  • Prepare scopes of work and obtain bids.
  • Oversee contractors and ensure quality completion
  • Approve completed work and invoices.
  • Participate in rotating on-call schedule.

Compliance and Asset Management

  • Support HUD, HOME and LIHTC compliance
  • Maintain property condition records.
  • Assist with lease enforcement related to property condition.
  • Contribute to maintenance and budgeting.
  • Maintain occupancy certifications and documentation
  • Conduct annual resident income recertifications by gathering required verification documents.

Qualifications and Skills:

  • 2 years of experience in property inspections, facilities oversight or maintenance coordination.
  • Experience managing repair projects and contractors.
  • Ability to identify building deficiencies and safety issues.
  • Property management software experience (Yardi or Onesite).
  • Valid Real Estate License or ability/willingness to obtain.
  • Certified Occupancy Specialist for HUD or willingness to obtain.
  • Valid driver’s license and personal automobile coverage limits minimum: Bodily Injury $100,000 each person, $300,000 each occurrence Property Damage $100,000 each occurrence.

Travel:

Travel required within the communities served.

CHN reserves the right to require a motor vehicle record check with respect to any employee where driving is an essential function of the position.

Work Environment and Physical Demands:

This position includes field-work, in-office work and remote work (from home).

The primary function of this job requires travelling to community partner locations, shelters, community spaces, program participant homes, and meeting program participants in the field.

While performing the functions of this job, the position is both sedentary and at times requires the ability to be active including standing, walking in the outside elements, in and out of vehicle bending, lifting and/or arranging files and office products and supplies and may require employee to periodically stand on a short step stool to access files.
