POSITION SUMMARY

The Industrial Mechanic I is under the supervision of the VP of Maintenance along with input from the Executive Team. The Industrial Mechanic I should possess experience in mechanical systems, construction, maintenance of equipment and be willing to obtain extensive knowledge of state and federal health regulations. In collaboration with the VP of Facilities, the Industrial Mechanic I has the authority and responsibility to manage and maintain the facilities, mechanical systems, and grounds of the corporation.

  • Administrative Duties:
  • Assist in the development and implementation of departmental policies and procedures which comply with Federal, State and Local requirements and fulfill licensure certification standards.
  • Function in a problem solving capacity with regard to operations of the corporation involving the plumbing, electrical, and HVAC systems along with grounds and building maintenance.
  • Maintain a flexible work schedule to meet various demands of management within the facility
  • Actively seek out opportunities for improvement in the efficiency and maintenance of plumbing, electrical and HVAC systems along with grounds and building maintenance.
  • Participate in appropriate professional growth and development opportunities.

  • Facilities Management
  • Assist in the development and maintenance of a preventative maintenance program to ensure all systems are well maintained and operating effectively to meet the needs of residents/tenants.
  • Perform necessary repairs and handle routine maintenance on all equipment, buildings, grounds as can be handled internally.
  • Assist in the arrangement for and management of third-party vendors/contractors to handle major repairs of systems and equipment in a timely, cost effective manner.
  • Performs and maintains records of all necessary drills and maintenance checks per regulations.
  • Ensures rooms are in good repair upon discharge and prior to admission of new resident/tenant.
  • Provides training for safety practices such as fire safety, storm safety and other emergency situations.
  • Maintains all grounds including lawn care, snow removal and other grounds maintenance.
  • Assists in securing estimates and cost quotes per facility practices and policies including items for the capital budget.
  • Participate in preparation for annual inspections and assist in preparation of the Plan of Correction responses to the inspection surveys.
  • Implement corrections of all items required for Life Safety Code issues.
  • Enforce sound safety and housekeeping practices.
  • Works with the administrators and department managers to address building and equipment needs and repairs.
  • Participates in committees such as safety committee and QAPI as needed or in the absence of the VP of Facilities.
  • Serve as facility van driver for transporting residents to appointments.

  • Problem solve issue with residents and family in a positive factual manner in order to enhance the resident experience and attain and maintain the highest practical level of physical, mental and psychosocial well-being for all residents/tenants.
  • Communicate well with department managers and staff to help resolve issues.
  • Support the policies, procedures and philosophy of the Board of Trustees as stated in the corporate bylaws and other compliance policies and programs.

SUPERVISORY RESPONSIBILITY

This position has no supervisory responsibility.

WORK ENVIRONMENT

While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles and some mechanical equipment. The employee is occasionally exposed to a variety of resident conditions and elements. The noise level is moderate to quiet.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk, hear. This position is very active requiring the person to walk, reach, sit, stand, crawl, stoop, bend, kneel, crouch and climb all day long. The employee may need to move objects or residents weighing over 50 pounds.

POSITION TYPE/EXPECTED HOURS OF WORK

This is a full-time hourly position working in a facility that is open 24 hours per day, 365 days per year. Holidays, weekends and working during inclement weather will be required. May be required to stay during inclement weather or other emergency situations. Expected to be in the on-call rotation.

TRAVEL

Minimal travel is expected for this position.

REQUIRED EDUCATION AND EXPERIENCE

  • Degree in Industrial Mechanics or other related field.
  • Knowledge of or willingness to learn healthcare related rules and regulations involving Life Safety Codes.
  • Clean driving record
  • CPR Certification or willing to obtain
