POSITION SUMMARY
The Site Manager is responsible for maintaining occupancy and operations of multifamily properties. Time will be split between Property Operations, and Leasing duties as outlined below.
PROPERTY OPERATIONS & MAINTENANCE– 75%
- Complete regular walk-throughs of property grounds and interior common spaces. Coordinate in-house staff and subcontractors to maintain property appearance, safety, and occupancy with consideration of property budget.
- Assist with collecting and tracking rent payments and other monies as well as serving notices. Assist in enforcing resident policies and procedures.
- Assist with tenant move-in and move-out: perform unit inspections, itemize tenant damage charges, and schedule needed cleaning/repairs
- Oversee property unit inspections: send notice to tenants as needed
- Send recertification reminder letters to tenants and complete packets
LEASING & TENANT RELATIONS – 25%
- Serve as the first-point of contact for tenants and prospects. Respond to email inquiries, phone calls and walk-in questions.
- Enter resident work orders as needed.
- Monitor wait-list for all properties. Receive new wait-list applications. Update and contact current wait-list as units become available.
- Schedule appointments for new leases and lease renewals. Assist tenant with signing and finalizing paperwork.
- Maintain resident files, tracking all necessary documents.
ESSENTIAL ABILITIES
- Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
- Have a dependable source of transportation, a valid driver’s license, automobile insurance, and pass a background check
- Ability to lift 20lbs, climb on ladder / stairs, reach overhead, and mobility to view the site inside and out of each property. Reasonable accommodations may be made to enable qualified individuals with disabilities to perform the essential functions.
ESSENTIAL SKILLS and EXPERIENCE
- Minimum of two (2) years of on-site property management experience as a Leasing Consultant, Assistant Community Manager, or Property Manager. Three (3) years of supervisory experience in a customer service-related field may be considered in lieu of direct property management experience.
- Experience with affordable housing programs, including HUD, HOME, Rural Development (RD), Low-Income Housing Tax Credit (LIHTC), or other federally assisted housing programs is strongly preferred. Knowledge of income certifications, annual recertifications, and regulatory compliance is highly desirable.
