Role Overview
The Property Manager is responsible for overseeing the day-to-day operations of assigned properties, ensuring they meet performance, financial, and occupancy goals while providing an exceptional living experience for residents. This role involves leading and developing team members, building strong relationships with residents and owners, ensuring compliance with laws and policies, and maintaining properties to the highest standard.
Reports to Regional Manager
Key Responsibilities
Leasing & Marketing
- Conduct market surveys as needed and recommend rent adjustments.
- Oversee leasing operations; step in when occupancy drops below 95%.
- Ensure renewals are processed and leases are signed on time.
- Support showings and application processing as needed.
- Lead and mentor Leasing Agents to achieve leasing goals.
- Monitor advertising/marketing efforts and adjust strategies with ownership input.
Resident Relations
- Serve as the point of escalation for resident concerns and complaints.
- Ensure timely communication and resolution of resident issues.
- Oversee renewal negotiations and resident retention strategies.
- Conduct regular property and unit inspections (property walks, lender inspections, etc).
Operations & Financial Management
- Prepare, monitor, and assist with annual property budgets.
- Review monthly financial statements, variances, and key metric reports.
- Ensure timely collection of rent and enforce collection policies.
- Approve invoices above the maintenance limits, monitor expenses, and maintain budget compliance.
- Provide accurate, timely reporting to ownership (when needed).
Maintenance & Vendor Oversight
- Coordinate with maintenance staff on work orders, unit turns, and preventative maintenance.
- Oversee emergency repairs and ensure timely resolution.
- Track and oversee capital projects, ensuring completion on time and within budget.
Compliance & Risk Management
- Ensure compliance with Fair Housing, ADA, OSHA, and state/local landlord-tenant laws.
- Maintain accurate records, leases, and resident files.
- Conduct safety inspections and coordinate with vendors/maintenance on compliance issues.
Leadership & Team Management
- Manage and develop Assistant Property Managers (APMs), Leasing Agents, and support staff.
- Provide coaching, training, and performance feedback.
- Promote teamwork and accountability within the property operations team.
- Lead staff meetings, communicate goals, and set expectations.
Qualifications
3 years of experience in property management or a related field.
2 years of experience with property-level accounting (GL, income statement, variance analysis).
Proficiency in property management software (preferably AppFolio).
Strong knowledge of landlord-tenant law, Fair Housing, and compliance requirements.
Excellent communication, organizational, and conflict resolution skills.
Strong analytical skills and attention to detail.
Proven ability to manage staff and lead teams effectively.
Ability to work independently while collaborating across departments.
Flexibility to handle after-hours emergencies as required.
