As an Assistant Property Manager, you are responsible for being the lead communicator of the multiple apartment communities and function as the residents’ main point of contact. From move in to move out, you will be naturally customer service driven, and are responsible for building and maintaining good rapport with the residents in each of your assigned apartment communities.

Role Overview
The Assistant Property Manager (APM) plays a critical on-site role as the primary point of contact for residents. APMs ensure smooth daily operations of assigned apartment communities by providing excellent customer service, handling resident concerns, processing renewals and applications, and ensuring compliance with company policies and community standards. APMs work closely with the Property Manager to maintain high occupancy, strong resident satisfaction, and well-maintained communities.
Key Responsibilities
Resident Relations & Customer Service
- Serve as the lead communicator and customer service contact for residents from move-in to move-out.
- Follow up on work orders, coordinate with maintenance, and provide timely resident updates.
- Handle resident concerns and complaints with professionalism and solutions-based communication.
- Monitor resident compliance with community policies and rules & regulations noted in lease agreements.
- Implement resident retention programs such as surveys, events, newsletters, and promotions.
- Proactively encourage and earn positive online reviews.
Operations & Compliance
- Perform regular property walks and inspections to maintain curb appeal and safety standards.
- Audit and ensure compliance with company Standard Operating Procedures (SOPs).
- Assist with property reporting and recordkeeping.
- Support the Property Manager with special projects and administrative tasks.
- Maintain accurate resident files and leasing records in the property management system (AppFolio).
- Process SDDL’s after residents move out.
Team Support
- Work closely with the Property Manager to meet occupancy, financial, and resident satisfaction goals.
- Collaborate with leasing and maintenance teams to ensure operational excellence.
- Step in to support leasing agents and other staff as needed.
Qualifications
- 1–2 years of property management, leasing, or customer service experience preferred.
- Strong communication and interpersonal skills; ability to build rapport quickly.
- Proficiency in property management software (AppFolio preferred).
- Strong organizational skills and attention to detail.
- Ability to multitask and prioritize in a fast-paced environment.
- Problem-solving and conflict resolution skills.
- Knowledge of Fair Housing and landlord-tenant law (preferred, training provided).
- Flexibility to work evenings or weekends as required.
