General Information:

Job Type: Full-Time

FLSA Status: Exempt

Normal Work Hours: 7:00 AM – 3:30 PM Monday thru Friday 

(Workdays and hours are subject to change to meet the needs of the company)

 

Direct Supervisor for this position: Chuck Bridgeman, Director of Field Operations

 

Education & Experience

·        Bachelor’s degree in construction management or related field

·        5 years experience in construction project experience specifically with HVAC and Plumbing

·        Proficient in MS Office Word, Outlook Excel, ProCore

·        Proficient with use of tablets, I-pads and smart phones

  • Ability to pass drug screening(s)
  • Ability to pass background check, obtain security clearance and work on jobsites where minor children are present  
  • Ability to prove U.S. employment eligibility and provide required documentation for same.
  • Willing to travel as required
  • Able to work extended hours, when necessary, nights and weekends
  • Must have neat and professional appearance


Primary Role

The Project Manager is responsible for all aspects of the construction project including procurement of materials and subcontractors, management of labor and the project schedule, enforcing safety policies, billing customers and following up on receivables, maintaining accurate projections of job costs, attending all job-related meetings and communicating with the Customer and Field Foreman regularly to ensure the project is completed on schedule and within budget and to the satisfaction of the customer. The roles and responsibilities of this position are as follows: 


 

Responsibilities:

Project Start-Up

o  Attend the project turnover meeting with Estimating.

o  Work with the Field Superintendent to ensure that the estimated production rates make sense and are achievable.

o  Work with the Field Superintendent to develop a schedule with the correct logic and flow.

o  Provide the Foreman a copy of the Contract Drawings/Plans/Addendums to review.

o  Provide the Foreman a copy of the Budgeted Labor Hours and Task Codes allocated for the project.

o  Hold a Pre-Construction meeting with the Superintendent and Foreman to review the project and address any questions or concerns the Foreman may have.

o  Set up job budget for entry in accounting software.

o  Create Schedule of Values for project billing.

o  Review contract documents for potential cost savings.

o  Negotiate with Vendors and generate Purchase Orders and Subcontracts.

o  Request, review and forward submittals for approval.

Project Implementation

o  Upon receipt of approved submittals, release materials and equipment to ensure delivery within the schedule requirements.

o  Review contract documents and submit Requests for Information as necessary to ensure there is clear direction.

o  Produce and submit Change Order Proposals as necessary for solicited and unsolicited requests for pricing. 

o  Visit the project and ensure that the work is being carried out within the constraints of the contract documents.

o  Request/Attend meetings as necessary to ensure there is ample communication and coordination between CSV, our subcontractors, the owner’s subcontractors and the owner’s representative.


Physical Requirements

·     Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.

·     Must be able to lift up to 50 pounds at a time.

·     May require travel.

·     Exposure to characteristic construction site dangers.

  • Ability to do physical labor and other strenuous physical tasks.
  • Be able to lift up to 50 pounds
  • Will be required to stand and walk for long periods of time


Safety Requirements

  • Use safe work practices and promote safe practices.
  • Utilize proper PPE equipment and ensure all people on jobsite are also doing the same
  • Comply with all safety requirements set forth by Comfort Systems and OSHA
