About the Opportunity
We own and operate two Comfort Inn franchised properties — a 57-room location in Klamath Falls, Oregon and a 70-room location in Redding, California. Both are under new active ownership leadership after a recent management transition, and we're building out the commercial side of the business from the ground up.
We already have a researched target account list for both markets. What we need is a senior business development professional who can go out, open doors, and sign master agreements with the intermediaries and corporate accounts that drive room nights in our trade areas.
This is not a transactional sales role. We're not looking for someone to submit RFPs against a cold list or chase leisure bookings. We're looking for a closer who can walk into a travel agency, a staffing firm, a restoration company, or a corporate procurement office and come back with a signed LNR or preferred-vendor agreement.
What You'll Do
Work with ownership to identify, pursue, and sign master agreements with target accounts in both markets, including:
- Corporate LNR accounts — direct agreements with regional employers, government agencies, and federal contractors (Bureau of Reclamation, BLM, USFS, Oregon Tech, Sky Lakes Medical Center, Shasta County government, PG&E contractors, and similar)
- Intermediaries — travel management companies and corporate travel agencies serving the Pacific Northwest and Northern California
- Staffing and placement firms — travel nurse agencies, locum tenens firms, and contract labor placement companies with active placements at local healthcare, education, and industrial employers
- Restoration, utility, and disaster response companies — ServPro, BELFOR, Paul Davis, Pacific Power and PG&E contractors, wildfire response vendors, and insurance adjuster networks active in Northern California and Southern Oregon
- Group and specialty segments — Oregon Tech athletics, regional sports tournaments, tour operators, and local CVB and chamber lead distribution programs
- RFPs —Respond to RFPs as they come in to close the deal
You'll be expected to work in-person where it matters (site visits, relationship meetings, contract signings), remotely for outreach and follow-up, and to report weekly on activity and pipeline.
Scope and Duration
Two days per week (approximately 16 hours), fixed. This scope is not expected to expand. We're hiring for business development execution on a defined portfolio of two properties, not a path to a full-time role.
Initial term is 90 days, with a formal production review at day 90. Either party may terminate with 14 days' written notice during the initial term and 30 days' written notice thereafter.
Compensation
Open to both 1099 contractor and part-time employee depending on circumstance
- Monthly retainer: $2,000, covering both properties combined
- Production bonus: $750 per qualifying account, earned once the account has delivered 25 consumed room nights within six months of the signed master agreement. Qualifying accounts include travel management companies, corporate travel agencies, staffing and placement firms, restoration and disaster response vendors, and corporate LNR accounts.
- Commission: 8% of net consumed room revenue on sourced accounts for 12 months from first booking (net of Choice fees, OTA commissions, taxes, and cancellations)
- Payment: All compensation — retainer, earned bonuses, and commission — is paid once per month, for activity through the end of the prior month
What We Provide
- Existing target account list with competitive intelligence from our revenue manager
- Choice Hotels portal access and RFP submission credentials
- Current rate sheets, collateral, and property information for both hotels
- Direct access to ownership for rate approvals and contract sign-off (fast decisions)
- Weekly 30-minute check-in with ownership; otherwise you run your own calendar
Who We're Looking For
- 10 years of hotel business development or senior sales experience, preferably in limited-service or mid-scale branded properties
- Existing relationships in the Pacific Northwest and/or Northern California corporate travel, healthcare staffing, government contracting, or disaster response sectors
- Track record of landing master agreements — not just filling individual booking pipelines
- Self-directed — we are not going to manage your calendar or your activity
- Authorized to work as an independent contractor or employee in the United States
Pay: $24,000.00 - $150,000.00 per year
