The Project Manager is primarily responsible for managing the execution phase and day-to-day
construction activities of real estate development projects under the direction of the Senior
Development Manager. This role includes coordinating construction activities, monitoring project
progress, managing schedules and budgets, and ensuring quality and safety standards are met.
The Project Manager acts as a key liaison among contractors, consultants, stakeholders, and
internal teams to facilitate effective communication and timely problem resolution throughout the
project lifecycle.
This position is suited for a proactive, detail-oriented professional with a strong understanding of
construction processes, contract administration, owner controlled FF&E and subcontractors and
project controls. The ideal candidate possesses excellent organizational, communication, and
problem-solving skills and thrives in a dynamic, collaborative environment. Familiarity with
construction management tools, applicable regulations, and relevant technical drawings is
highly valued.
The Project Manager plays a critical role in driving projects to successful completion while
supporting the broader goals of the development team and organization.
This full-time position is in Denver, CO and requires a minimum of five days in the office or on a
jobsite per week.
Areas of Responsibility:
● Manage day-to-day construction operations and schedules, ensuring adherence to timelines, budgets, safety protocols, and quality standards.
● Documenting for the company meeting minutes, changes of project conditions, updating execution protocols, and maintaining these items in an orderly manner on Drive
● Coordinate and communicate with General Contractors, subcontractors, vendors, architects, engineers, and consultants to resolve construction issues proactively.
● Monitor construction progress and verify compliance with contract documents, project
plans, and relevant codes.
● Review and assist with submittals, RFIs, change orders, conflict resolution and contractor invoices, collaborating with Senior Development Manager to manage project financials.
● Conduct regular site inspections, prepare detailed reports, and document all construction
activities through Fieldwire or similar project management software.
● Oversee project closeout activities including punch lists, warranties, and final documentation.
● Support risk mitigation efforts and ensure compliance with safety regulations, and funding requirements, including low-income housing tax credit (LIHTC) obligations if applicable.
● Coordinate with project stakeholders including municipal agencies and community groups as required throughout construction.
● Procure proposals, vet for accuracy and feasibility, and create a competitive analysis for review with Senior Development Manager on any number of Owner Consultants, third-party work, FF&E, and/or similar soft cost scope
● Support, as well as initiate, ideas and opportunities to lower costs, increase customer satisfaction, mitigate risk, and improve speed of project delivery
Required Knowledge, Skills, and Abilities:
● Strong working knowledge of construction means and methods, contracts, scheduling
techniques (including CPM scheduling software like P6 and SmartPM), and quality
control procedures.
● Proficiency with construction management software such as Fieldwire, Procore, Bluebeam, or similar tools.
● Ability to read and interpret architectural, MEP, structural, civil engineering, land planning, and survey drawings and specifications.
● Solid understanding of safety regulations and local building codes.
● Experience managing construction warranty processes and familiarity with AIA form contract documents are desirable.
● Familiarity with project budgeting and cost tracking.
● Strong communication, written skills, negotiation, and dispute resolution capabilities.
● Detail-oriented, analytical self-starter with the ability to manage multiple tasks and
deadlines in a fast-paced, collaborative environment.
● High proficiency in Microsoft Excel and familiarity with MS Office and Google suite programs.
● Proficiency in Spanish is a plus.

Education and Experience
● Years of experience: Minimum 4-7 years of relevant experience in construction management, engineering, or architectural/design firm focused on multifamily residential or commercial development projects.
● Bachelor’s Degree in Construction Management, Architecture, Engineering or similar required

While performing the responsibilities of the job, the employee is required to talk and hear. The employee is often required to sit and use their hands and fingers, to handle or feel. The employee is often required to stand, walk, reach with arms and hands, climb or balance, and to stoop, kneel, crouch or crawl while on an active construction site. Vision abilities required by this job include close vision. The employee will manage large items or printed construction
documents that require lifting and carrying. Frequent site visits requiring standing, walking, climbing, and exposure to active construction environments. The position requires a current driver’s license.
