Columbia River Property Management is hiring a full-time Washington and Oregon Portfolio Manager to support a residential rental portfolio throughout the Columbia River Gorge region, including White Salmon, Stevenson, Bingen, Lyle, Dallesport, North Bonneville, Hood River, The Dalles, and surrounding communities.
This is a hands-on, in-office position with regular field work. The Portfolio Manager will support approximately 60-80 residential units and work under the supervision of the Designated Broker, Principal Broker, licensed property manager, and/or management team, as applicable by state.
We are looking for someone who is organized, reliable, professional, and comfortable communicating with tenants, owners, vendors, and internal team members.
Responsibilities
- Coordinate daily portfolio support, including maintenance requests, vendor scheduling, work order follow-up, and documentation.
- Conduct move-in, move-out, 90-day, and annual property inspections.
- Document inspection findings, photos, notes, and follow-up items in AppFolio.
- Communicate with tenants, owners, and vendors regarding factual status updates, scheduling, maintenance, inspections, and routine portfolio matters.
- Route issues requiring management, legal, accounting, or licensed review to the appropriate team member.
- Assist with rent roll monitoring, delinquency tracking, reports, and preparation of approved notices under company policy.
- Support lease renewal tracking, deadline management, document preparation, and rent-increase compliance review under applicable Washington and Oregon requirements.
- Receive and process incoming payments, mail, and office documentation according to company procedures.
- Maintain accurate records in AppFolio for communications, maintenance, inspections, notices, and transaction-related documentation.
- Assist with office administration, scheduling, and field coordination as needed.
Qualifications
- Strong organizational skills and attention to detail.
- Excellent written and verbal communication skills.
- Ability to manage multiple priorities calmly and professionally.
- Good judgment and ability to know when to escalate issues.
- Proficiency with Microsoft Office, including Word, Excel, and Outlook.
- Ability to learn AppFolio and other property management systems.
- Valid driver’s license and ability to travel throughout the Washington and Oregon portfolio area.
- Familiarity with Washington and Oregon landlord-tenant laws is helpful, but not required.
- Prior property management, real estate, administrative, maintenance coordination, or customer service experience is preferred.
Licensing
This position is structured as an administrative, coordination, and field-support portfolio role. The position does not include independent authority to negotiate lease terms, approve rent increases, enter into property management agreements, provide legal advice, authorize trust-account disbursements, or independently perform licensed brokerage or property-management services.
An active Washington real estate broker license and/or Oregon real estate broker or property manager license is preferred but not required. Licensed candidates may be considered for expanded responsibilities only if properly licensed, affiliated, supervised, and authorized under applicable Washington and Oregon licensing requirements.
Compensation and Benefits
- $20–$24 per hour, depending on experience.

Work Location

Some after-hours availability may be required for maintenance emergencies, in accordance with company policy and applicable wage-and-hour laws.
