Colosseum Investments is a fast-growing private lending firm specializing in non-QM, investor-focused, and alternative-doc mortgage solutions. We work with real estate investors, business owners, and high-performing borrowers who don’t fit the traditional “agency box” — and we help them scale portfolios, close quickly, and seize opportunities others can’t.
We are opening one (1) exclusive seat on our lending team for a uniquely qualified Non-QM Lending Specialist. This is a coveted position designed for a top performer who wants to be on the front lines of modern real estate finance.
As the Non-QM Lending Specialist at Colosseum Investments, you will be the go-to expert for:
- DSCR loans for real estate investors
- Fix & Flip, Bridge, and Ground-Up Construction loans
- Bank statement, asset-based, and other non-QM programs
You will structure deals, advise clients, and collaborate directly with leadership to grow a high-quality, high-margin lending pipeline.
Key Responsibilities
- Structure & originate non-QM loans, including:
- DSCR investor loans
- Fix & flip, bridge, and ground-up construction loans
- Bank statement / alternative documentation loans
- Qualify and consult borrowers and investors on the best loan programs based on their goals, credit profile, and project metrics (LTV, LTC, DSCR, ARV, etc.).
- Review and package loan files for submission to capital partners / hedge funds, ensuring they meet guideline and documentation standards.
- Collaborate with internal teams (processing, underwriting partners, leadership) to move files from application to clear-to-close with speed and accuracy.
- Stay on top of guideline changes across multiple non-QM investors and help refine internal matrices, cheat sheets, and processes.
- Educate clients and referral partners on non-QM options, positioning Colosseum Investments as a strategic funding partner, not just a lender.
- Contribute to growth initiatives, including feedback on marketing campaigns, lead quality, and product positioning
Who You Are (Qualifications)
- Proven experience in mortgage lending, private lending, or non-QM/alternative lending (DSCR, fix & flip, bridge, construction, or similar).
- Strong working knowledge of:
- Debt Service Coverage Ratio (DSCR)
- LTV, LTC, ARV, and basic deal economics
- Bank statement / alternative-doc income assessments
- Comfortable reading and applying investor/hedge fund guidelines and matrices, not just AUS findings.
- Confident communicator — able to speak clearly with seasoned investors and first-time borrowers alike.
- Highly organized, detail-oriented, and able to manage multiple deals and deadlines simultaneously.
- Self-directed and entrepreneurial: you treat this seat as your own business inside the firm.
Bonus points if you:
- Have an existing network of real estate investors, agents, or referral partners.
- Have experience with private lenders, non-bank lenders, or non-QM-focused shops.
- Enjoy building playbooks, cheat sheets, and scalable processes.
This is not a volume hire.
