Exterior / Structural & Roofing Asset Inspector – BUILDER Assessor

Position Summary

Colorado Network Staffing (CNS) is seeking an experienced Exterior / Structural & Roofing Asset Inspector – BUILDER Assessor to conduct Facility Condition Assessments (FCAs) at government and military locations. This position will focus primarily on evaluating and documenting building exteriors, structural components, roofing systems, foundations, and related architectural assets to support repair requirements, cost estimates, and long-range maintenance planning.

The Exterior / Structural & Roofing Asset Inspector will work as part of a multidisciplinary assessment team evaluating facilities such as hangars, warehouses, administrative and operations buildings, vehicle maintenance shops, and associated infrastructure. Assessments are conducted using the BUILDER™ Sustainment Management System (SMS).

Collected data is used to identify facility deficiencies and develop repair or replacement requirements, anticipated replacement intervals, preliminary scopes, and cost estimates for major building systems and infrastructure.

Essential Functions

Exterior & Structural Asset Assessments

• Conduct visual condition assessments of building exteriors, structural components, and associated facility assets.

• Identify and document exterior wall systems, including masonry, concrete masonry units (CMU), brick, metal panels, siding, and other exterior materials.

• Identify structural building types and understand how building construction affects proper asset inventory and classification.

• Identify foundation types based on visible conditions, drawings, building configuration, and construction type.

• Assess visible structural components for deterioration, cracking, corrosion, settlement, displacement, water intrusion, or other observable deficiencies.

• Identify and document windows, exterior doors, canopies, overhangs, exterior stairs, railings, and related components.

• Measure, count, and estimate quantities of exterior and structural assets using field measurements and available building documentation.

Roofing Assessments

• Identify and document various roofing systems and materials.

• Assess visible roof conditions and identify signs of deterioration, damage, ponding, drainage issues, membrane deficiencies, flashing concerns, or other observable conditions.

• Identify roof-related components including gutters, downspouts, roof drains, flashing, parapets, roof hatches, skylights, curbs, and penetrations.

• Document roofing quantities, configurations, and observed conditions for asset inventory and maintenance planning.

• Review available drawings and facility information to assist with identifying roofing assemblies and construction characteristics.

• Support the development of accurate roofing asset information used for repair and replacement planning.

BUILDER™ Facility Condition Assessments

• Conduct Facility Condition Assessments at federal and military facilities using BUILDER™ SMS.

• Use a tablet and stylus to collect and enter facility asset information while in the field.

• Accurately classify building systems, components, materials, quantities, and conditions according to established assessment procedures.

• Collect facility condition information used to support repair projects, cost estimates, and long-range maintenance planning.

• Follow established BUILDER™ inventory rules, assessment processes, naming conventions, and quality standards.

• Maintain organized electronic records for large volumes of facility data.

• Review collected information for accuracy and completeness before submission.

• Previous BUILDER™ experience is preferred; training may be provided to qualified candidates without prior BUILDER™ experience.

Field Data Collection & Documentation

• Perform field measurements and basic calculations to determine asset quantities, dimensions, and configurations.

• Review building drawings, available facility records, and information obtained from facility personnel.

• Capture photographs and supporting documentation of building components and observed conditions.

• Identify inconsistencies or missing information and ask appropriate questions to ensure accurate deliverables.

• Apply critical thinking when visible conditions, building drawings, or facility information do not align.

• Maintain accurate and organized assessment documentation throughout each project.

• Take ownership of data quality and contribute to accurate facility information used to support federal and military infrastructure decisions.

Multidisciplinary Assessment Support

While the primary focus of this position is exterior, structural, and roofing assets, the assessor may assist with documenting related architectural and facility components, including:

• Interior and exterior wall systems.

• Windows and doors.

• Floor and ceiling finishes.

• Building foundations.

• Stairs and railings.

• Canopies and overhangs.

• Gutters and drainage systems.

• Roof hatches and skylights.

• Pavements and other associated exterior assets.

• Other architectural components encountered during facility assessments.

Qualifications

Required Qualifications

• Bachelor’s degree in Civil Engineering, Structural Engineering, Architectural Engineering, Architecture, or a related discipline.

• Minimum of three (3) to five (5) years of relevant experience in facility assessment, structural or architectural engineering, roofing, building inspection, construction, facility management, or a related field.

• Registered engineer or eligible for professional registration within approximately two (2) years.

• Working knowledge of building construction methods and exterior building systems.

• Ability to identify common roof types, roofing materials, and associated components.

• Ability to identify exterior wall systems, windows, doors, foundations, canopies, and other architectural components.

• Understanding of building structures and the relationship between building type, structural systems, and foundations.

• Ability to read and interpret building drawings and facility documentation.

• Ability to perform field measurements, counts, quantity estimates, and basic calculations.

• Ability to use tablets, styluses, measuring devices, and other field equipment.

• Strong organizational skills and attention to detail.

• Ability to work independently and collaboratively as part of a multidisciplinary assessment team.

Preferred Qualifications

• Previous BUILDER™ Sustainment Management System (SMS) experience.

• Previous Facility Condition Assessment experience.

• Experience inspecting or assessing commercial, industrial, federal, or military facilities.

• Roofing inspection or roof condition assessment experience.

• Experience with building envelope or exterior condition assessments.

• Structural inspection or structural assessment experience.

• Facility management or asset management experience.

• Experience identifying deterioration and deficiencies in roofing, masonry, concrete, structural steel, foundations, or exterior building systems.

• Military experience is a plus.

Work Environment

This position involves extensive field work at federal and military facilities, including hangars, warehouses, maintenance facilities, administrative buildings, rooftops, exterior building areas, and other operational environments.

The employee may be exposed to airborne particles, moving mechanical equipment, vibration, loud noise, heat, cold, wind, and other varying outdoor or facility conditions.

The position also includes remote office work for data review, documentation, quality control, and completion of assessment deliverables.

Physical Demands

This is a highly active field position that requires the ability to:

• Walk approximately 10,000–15,000 steps per day during on-site assessments.

• Stand and walk for extended periods.

• Climb stairs and ladders as required for facility assessments.

• Bend, kneel, stoop, crouch, and occasionally crawl.

• Navigate uneven surfaces and active facility environments.

• Work outdoors and withstand hot and cold climates.

• Access building exterior and roofing areas when permitted and appropriate.

• Frequently lift and/or move equipment or materials weighing up to approximately 50 pounds.

• Use tablets, measuring devices, cameras, and other assessment equipment throughout the workday.

• Visually identify building materials, deterioration, component types, colors, markings, and physical conditions.

Position Type / Expected Hours of Work

This is a full-time position with a rotational project schedule.

Typical monthly scheduling may include:

• Two weeks per month: On-site assessments, generally consisting of approximately 50-hour work weeks.

• One week per month: Remote work, generally consisting of approximately 40 hours.

• One week per month: Scheduled off.

Schedules may vary based on project requirements, travel, facility access, and assessment needs.

Travel

This position requires travel approximately two weeks per month to federal and military sites. Travel assignments may include extended stays at project locations throughout the United States.

One week per month will generally consist of remote work, and one week per month will be scheduled off based on the project rotation.

Work Authorization / Security Clearance

• Must be authorized to work in the United States.

• Must be able to successfully complete a Federal Background Check.

• Must be able to obtain and maintain access to federal and military facilities.

• Must have or be able to obtain an applicable U.S. security clearance if required by the assigned project.
