We are seeking a dynamic, energetic, and highly organized Community Manager to lead our premier student housing community in Columbia, SC. If you thrive in a fast-paced, engaging environment, this is the place for you! Our residents are predominantly ambitious and energetic students attending nearby campuses, including The University of South Carolina. You will be managing a top-tier community boasting modern, updated amenities—including a resort-style pool and a state-of-the-art clubhouse that serves as the social hub for our residents.

In this role, you aren't just managing brick and mortar; you are shaping the college experience for our residents. Working directly with students brings a unique, rewarding vitality to the workplace. You will lead a dedicated on-site team, drive leasing success, and create an engaging, vibrant environment where students can thrive both socially and academically.

The Lifestyle & Value Connection
  • The Lifestyle: Your office is a state-of-the-art clubhouse next to a resort-style pool. You’ll lead a collaborative, fun-loving team and work in an environment buzzing with youthful ambition, academic milestones, and social events.
  • The Value: We know that a community is only as good as its leader. Your ability to mentor student staff, solve complex problems, and drive financial success is highly valued here. We don't just reward your time; we reward the tangible impact you make on our residents' lives and our bottom line.
Key Responsibilities

Marketing & Student Leasing
  • Develop and execute strategic marketing plans targeted directly at local student populations (including The University of South Carolina), leveraging our high-end amenities as major selling points.
  • Maintain high occupancy levels by tracking leads, overseeing the leasing funnel, and ensuring excellent closing ratios.
  • Build strong relationships with university housing offices, student organizations, and local businesses.
Resident Relations & Community Value
  • Deliver True Hospitality: We believe exceptional student housing starts with a foundation of genuine hospitality. You will champion a service-first culture that ensures every resident, guest, and parent feels welcomed, heard, safe, and cared for.
  • Mentor and Guide: Work directly with students daily, acting as a trusted mentor, advisor, and problem solver during their critical college years.
  • Curate the Vibe: Plan and execute high-energy resident life events in the clubhouse and pool area that foster genuine connection, lift spirits, and boost lease renewals.
  • Problem Solve with Empathy: Serve as the primary point of contact for resident issues, mediating roommate dynamics and handling parent inquiries with patience, professionalism, and poise.
Team Leadership
  • Recruit, train, mentor, and schedule a dedicated onsite team of student Community Assistants (CAs).
  • Foster a collaborative, fun, and high-performance team culture in a dynamic, modern workplace.
Qualifications & Skills
  • Experience: 2-4 years of property management experience (student housing, customer service, and/or hospitality experience is highly preferred).
  • Education: High school diploma required; Bachelor’s degree preferred.
  • Software Skills: Proficiency in using property management software (e.g., Yardi, RealPage, or Entrata) and Microsoft Office and/or Google Suite.
  • Communication: Exceptional interpersonal skills; ability to connect authentically with young adults, communicate effectively with parents, and report to corporate executives.
  • Availability: Ability to work a flexible schedule, including occasional weekends during peak leasing season, move-in days, and emergencies.
What We Offer
  • Competitive Salary: $55,000 - $65,000 base salary, commensurate with experience.
  • Continuous Incentives: Eligibility for quarterly performance-based bonuses throughout the year (performance in leasing velocity, renewal targets, occupancy milestones, rent collection, work order completion, property safety, and staff training).
  • A fun, modern, and energetic workplace environment with premium amenities.
  • Comprehensive health, dental, and vision benefits.
  • Paid Time Off (PTO) as well as 13 paid holidays.
  • 401(k) matching program.
  • Opportunities for career growth within a growing property management company.
