Site Superintendent

Coleman Custom Homes builds high-end custom homes in the Vail Valley, and we are growing. We are hiring two Site Superintendents, from the valley, to run our projects from preconstruction and design through Certificate of Occupancy and warranty.

You will own your site: the schedule, the subcontractors, the sequence, the quality, and the safety of everything that happens on it. You will work directly with the Managing Partner - there is no layer of regional management between you and the decision - and you will be part of a small, stable team on architecturally serious homes.

WHAT YOU WILL DO

Build and maintain the full construction schedule, and publish a two-week look-ahead every week that actually drives the job.

Direct and coordinate every trade on site - scope, sequence, access, staging, cleanup.

Identify long-lead items early and push procurement to release them before they become the reason the job stalls.

Read the set properly: find conflicts across architectural, structural and MEP, write clear RFIs, and drive them to an answer.

Track submittals and confirm that what was approved is what showed up.

Hold the quality standard on high-end finishes, and catch bad work while it is still cheap to fix.

Own OSHA compliance and run a safe site, with the authority to stop work.

Flag scope changes the moment they appear so they are priced and approved before the work is done.

Keep a daily log, and be the calm, credible presence on site for homeowners who are often building from another state.

Carry the project through Certificate of Occupancy, punch list, closeout and warranty.

WHAT WE ARE LOOKING FOR

We are not posting a years-of-experience requirement, because a year count is a poor predictor of whether someone can run one of these jobs. Here is what we actually need:

You have been the lead person on site for at least one large, complex residential project from early site work through Certificate of Occupancy - not a piece of one, and not as an assistant.

You build your own schedule and your own two-week look-ahead.

You get subcontractors to do what they said without escalating everything.

You find drawing conflicts yourself, and you write an RFI that gets a usable answer the first time.

You have built to a standard where the tolerance is visible to the homeowner.

You are confident with a laptop and cloud-based construction software (we run ConstructionOnline; Procore, Buildertrend or Autodesk Build experience translates fine).

You run a compliant site by default. OSHA 30 in hand, or we will fund it.

You can write a short, clear, warm note to a homeowner explaining a three-week delay without hiding it or making it sound like the end of the world.

Helpful but not required: mountain and high-altitude building; Spanish; relationships with Eagle County and Town of Vail building departments; estimating or preconstruction exposure.

OUR PROCESS

We test the actual work rather than talking about resumes. After a short phone call you will get a take-home field exercise built from a real drawing set - about 60-90 minutes - and finalists walk one of our live projects with us.

COMPENSATION AND BENEFITS

Salary: $100,000 - $165,000 per year, depending on experience. The range covers two levels, Site Superintendent and Senior Site Superintendent.

Monthly vehicle allowance or company truck. Cell phone and technology allowance; laptop provided. Annual discretionary bonus based on performance. Health insurance; dental and vision; paid time off and holidays.

This is a local hire: you already live within a daily commute of Avon. We do not offer relocation or housing assistance. Full-time, on-site. Office in Avon; job sites across Vail, Beaver Creek, Edwards, Cordillera and Arrowhead.
