Coldwell Banker Commercial Elite is seeking an experienced, dependable Commercial Property Maintenance Technician to support our commercial property portfolio. The ideal candidate will have experience maintaining large, multi-story office buildings and will be responsible for ensuring our properties are maintained in a safe, clean, and professional manner. This position requires excellent customer service skills, the ability to perform a wide range of maintenance tasks.
The ideal candidate is self-motivated, organized, and experienced in commercial building systems and general maintenance.
Essential Responsibilities
· Perform daily inspections of the building, mechanical rooms, parking areas, and common areas.
· Respond promptly to tenant maintenance requests and complete work orders.
· Perform preventative maintenance on building systems and equipment.
· Monitor HVAC systems through the building management system and make routine adjustments as needed.
· Replace lighting, ceiling tiles, filters, faucets, locks, door hardware, and other building components.
· Perform basic plumbing, electrical, carpentry, drywall, and painting repairs.
· Maintain maintenance logs, inventory of supplies, and work order documentation.
· Assist with emergency situations, including after-hours calls when necessary.
· Ensure compliance with OSHA safety standards and company policies.
· Assist with seasonal maintenance, including weather preparation and storm response.
Qualifications
· Minimum of 3 years of commercial building maintenance experience preferred.
· Highly knowledgeable of HVAC, plumbing, electrical, carpentry, drywall, and painting.
· Experience using Building Automation Systems (BAS) preferred.
· Ability to read building plans and equipment manuals is a plus.
· Strong customer service and communication skills.
· Ability to prioritize multiple tasks independently.
· Valid driver's license with a clean driving record.
· Ability to pass a background check.
Physical Requirements
· Frequently lift up to 50 pounds.
· Climb ladders and stairs.
· Work from ladders and elevated areas.
· Bend, kneel, crouch, and stand for extended periods.
· Work indoors and outdoors in varying weather conditions.
Preferred Certifications
· EPA Universal Refrigerant Certification (preferred)
· HVAC Certification (preferred)
· OSHA 10 or OSHA 30 Certification (preferred)
· CPR/First Aid Certification (preferred)
