Assistant (Associate) Property Manager (Industrial) Job Description
Overview:
This position is based out of Cohen's Phoenix office in the Biltmore area. The Assistant (Associate) Property Manager will support the property management team in achieving the financial and operational goals for a portfolio of primarily industrial properties in Arizona. This position will assist with all areas of asset and property management, including day-to-day operations, maintenance programs, leasing, tenant relations, collections, and financial analysis.
Key Tasks and Responsibilities:
- Assist the Property Manager with the general management of a diversified portfolio of properties.
- Conduct regular property inspections to ensure properties are maintained in a first-class manner.
- Assist with the bidding, establishment, and administration of service contracts with vendors.
- Support the collection of accounts receivable and work closely with the accounting team on reporting.
- Assist with the review and processing of accounts payable.
- Aid in the coordination of leasing activities by supporting leasing agents and brokers.
- Help prepare materials and analysis for lease negotiations.
- Maintain a proactive tenant relations program, including regular communication with tenants.
- Assist in the preparation of periodic reports for each property, including monthly budget comparisons, variance reports, property status reports, and quarterly investor reporting
- Support the negotiation of third-party contracts and the implementation of capital improvements.
- Assist with the preparation of the annual budget, including projections for income and expenses.
- Prepare annual NNN expense reconciliations.
- Assist with the management of capital improvement projects and construction management activities.
- Support the asset management department in the disposition process of assets in the portfolio.
- Assist with the transition of new acquisitions into the portfolio.
- Maintain a strong knowledge of market conditions for the assigned region and cultivate diverse working relationships with tenants, vendors, brokers, and other real estate professionals in the market.
Qualifications:
- Minimum of 1-3 years of experience in property management or a related field.
- Must be proficient in Yardi Voyager (7S), PowerPoint, Excel, Word, and Outlook.
- Must have excellent communication skills.
- Must have strong quantitative analysis skills.
- Must be comfortable performing in an entrepreneurial firm.
