Project Overview
We are seeking a highly skilled Construction Project Manager to lead a specialized expansion project for a major food manufacturing facility in Deming, New Mexico. This facility, operated by a leading food manufacturer, is currently undergoing a significant Phase 2 Expansion to increase building size by 150%.
The scope is technically complex, involving the integration of advanced robotics, high-precision concrete work, and critical utility upgrades.
Key Responsibilities
Project Leadership & Coordination
- Direct the construction, startup, and commissioning of the warehouse project, ensuring it remains synchronized with the overarching Phase 2 Expansion schedule.
- Manage coordination between various contractors to ensure sequential work execution and conflict resolution.
- Work closely with the Construction Manager (CM) to align the warehouse project with the main building expansion.
- Identify and remove roadblocks to ensure contractors meet established milestones.
Technical Oversight & Quality Control
- Automation: Oversee the installation of a Swisslog Automated Storage and Retrieval System (ASRS).
- Precision Flooring: Ensure the floor slab flatness meets the exacting "super flat" specifications required for high-speed ASRS robotics.
- Facility Systems: Manage the installation of GMP cold rooms (stick-built), storage racks, fire protection, HVAC, and associated MEP.
- Specialized Scope: Supervise the removal of existing IQF (Individual Quick Freezer) equipment and the installation of a new IQF, including ammonia skids and distribution piping (noting strict license requirements for ammonia).
- Commissioning: Manage the punch-list process, testing (pressure, meggar, continuity), and the handover of all O&M manuals and warranties.
Safety, Risk & Financial Management
- Enforce strict adherence to client safety policies and SOPs regarding permits and site access.
- Monitor and report safety KPIs to the client representative.
- Develop and maintain a comprehensive Risk Register;identify potential impacts and implement mitigation plans.
- Chair weekly cost control meetings to review and process legitimate change orders.
- Collaborate with Project Cost Controllers to verify quantities, costs, and schedule impacts.
Required Experience & Qualifications
- Experience: Minimum of 5 years as a Project Manager in a construction or industrial environment.
- Project Scale: Proven track record managing projects valued at $10M USD or greater.
- Technical Knowledge: * Experience with PLCs and GMP (Good Manufacturing Practice) environments.
- Familiarity with cold room construction (ideally stick-built) and industrial freezing systems (IQF).
- Experience with Swisslog ASRS or similar automated racking systems is a significant advantage.
- Skills: Proficiency in Microsoft Project; strong background in CSA (Civil, Structural, Architectural) or MEP (Mechanical, Electrical, Plumbing).
- Communication: Exceptional verbal and written skills for reporting to client management teams.
