Job Summary

The position is responsible for the general management and administration of the maintenance departments for the venues and parking facilities. Duties will include the operation and maintenance of the physical plant, provision of exhibitor utility services, oversight of contract compliance for landscape maintenance, and coordination of Common Area Maintenance program with the third-party vendor. The Assistant Chief will ensure the facilities remain in compliance with applicable fire, safety and building codes, and will assist the Chief Engineer with the implementation of programs to promote efficiency of labor, conservation of utilities and compliance with budgets.

Core Responsibilities

· Building Utility services:

MUST HAVE ELECTRIANS' LICENSE

o Manage and coordinate all facility utility services, including water, electricity, gas, telephone, cable, etc., ensuring compliance with all utility contracts and applicable codes and regulations.

o Direct the installation and repair of utility equipment, including electrical power equipment, lighting, cables, meters, motors, HVAC, etc.

o Assist with the development of policies and procedures to monitor and conserve energy consumption.

o Assist with the planning and implementation of an on-going re-lamping program.

o Monitor utility service usage and equipment, and make recommendations, which will improve delivery and reduce costs while providing a pleasant and comfortable environment.

o Review and approve utility service invoices, verifying billed amounts to actual consumption.

o Maintain all building control systems, and energy management systems. Will be responsible for 24-hour response to alarm/trouble notifications.

· Building Services for clients:

o Assist with establishing and overseeing procedures for providing utility services to service contractors, vendors, and exhibitors.

Services may include electrical, gas, water, phone, television, computer, banner hanging, etc.

o When necessary, provide personnel staffing at a service desk to process orders for building services.

o Ensure that the planning, delivery and accounting procedures for services are performed in a timely manner in accordance with current policies and procedures.

o Coordinate and review rigging and banner hanging plans to ensure that such request meet all safety and applicable code requirements.

· Preventative Maintenance:

o Implement and maintain programs for regular inspections of all building systems, including HVAC, central plants, electrical and other power delivery equipment, boilers, chillers, meters, motors, escalators, elevators, cooking equipment, freezers, coolers, etc.

o Manage a comprehensive preventative maintenance system for all fixed and movable equipment and building systems.

o Administer outside repair and maintenance contracts on equipment and building systems.

o Coordinate all building and equipment inspections with outside regulatory agencies, including Fire, Elevator, Escalator, Boiler, Insurance regulating agencies.

· Building Maintenance:

o Conduct regular thorough inspections of all interior and exterior facility areas including parking facilities, following up on all needed repairs.

o Manage and direct the repair and maintenance of all repairs including the physical building, furniture, equipment and fixtures.

o Establish and monitor a work order repair system, which prioritizes and tracks all repair requests.

o Make recommendations for equipment, supplies, and materials, processes or procedures that will enhance the quality of the facilities or services.

o Take an active role in fire department, insurance, and building code inspections. Take corrective action as indicated.

· Administrative Duties:

o Obtain the necessary equipment and supplies for maintenance and repair, using current company purchasing and inventory systems. Research and recommend equipment, tools, materials and supplies for department use.

o Monitor and control the inventory of equipment, materials, tools and supplies to fulfill the needs of the Engineering department, while maintaining appropriate cost controls.

o Assist with the planning and organization of long-range assignments for maintenance of the physical plant and utility services.

o Assist with the development of a department manual detailing operations, policy and procedure.

o Oversee the delivery of contracted services including landscaping, utilities, HVAC maintenance, life safety systems, emergency equipment, equipment, control systems, roofing, etc.

o Coordinate and manage the Common Area Maintenance (CAM) program with third-party vendor, as related to landscape, irrigation, routine maintenance, site quality, utilities, etc.

o Establish and maintain positive and productive working relationships with all internal and external partners to include vendors, suppliers, government agencies, co-workers, etc.

· Staff Supervision and Management:

o Work with Human Resources, the Chief Engineer, and the Director of Engineering to recruit, select, and hire qualified staff.

o Provide formal and informal training to engineering personnel, which will enhance the operation of the facilities, and ensure compliance with all applicable codes and regulations.

o Develop policies and procedures to maximize efficient utilization and scheduling of labor based on maintenance and event requirements.

o Research and recommend continuing education programs for personnel involved in the operation and maintenance and of the building.

o Provide Engineering department personnel with guidance, direction and evaluations of their performance, based on the service standards of Cobb-Marietta Coliseum and Exhibit Hall Authority, and all component divisions thereof.

o Recommend changes to staffing levels or assignments to enhance the delivery of quality service and to provide for maximum utilization of employee skills and abilities.

o Conduct regular meetings with department staff to keep them informed of events, projects, concerns, etc.

· Construction/Renovation supervision:

o Actively monitor and oversee all construction and renovation projects for the facility.

o Ensure the compliance with local, state, and federal guidelines, codes, and permits

o Act as building liaison with construction crews and project managers to ensure accuracy and efficiency of work

o Monitor and track budgeted expenses

o Develop project plan timelines and operating procedures to ensure safety, security and efficient use of resources

· Emergency plan and response:

o Work with the Director of Safety and Security to develop, update and administer emergency planning and response procedures for all facilities.

o Recommend training, activities, equipment, policies, and procedures to ensure fully integrated response and utilization of resources to affect the greatest degree of protection to property and persons.

o Update and train staff on the emergency response plan, at least annually.

o Participate as an active member of the Emergency Response team.

· Exhibits a willingness and commitment to learn and apply new technologies, which will improve efficiency and enhanceservice. Keeps up to date on the latest issues and developments that relate to areas of concern and responsibility.

· Participates in related professional trade associations or organizations and takes advantage of opportunities for personal and professional development.
Minimum Requirements

Education/Certifications

· Minimum high school education. College degree in Engineering preferred. Additional years of experience may serve as a substitute on the basis of two (2) years’ experience for one (1) year of college.

· Must have a current, valid Georgia Driver’s License.

· Class Two Non-Restricted State Electrical License preferred.

Knowledge Skills & Abilities

Experience

· 2 years customer service experience

· 3 years managerial/supervisory experience

· Demonstrated independent decision-making and problem-solving ability

· Excellent verbal and written communication skills

· Proficient in Microsoft Office Suite

· Ability to demonstrate technical expertise in the fields of electrical engineering, plumbing, mechanical engineering, heating and air conditioning, welding, painting and carpentry.

Working Conditions

Working Environment:

· Primarily indoor work; often extending to the outdoors to include the roof, venue grounds and parking garages.

· Requires use of personal computing equipment, telephone, multi-functioning printer and calculator.

· Ability to travel to and from meetings, training sessions or other business-related events.

· After-hours and weekend work is required on an frequent basis.

Physical Demands:

· Lift moderate amounts of weight up to 50 lbs.

· Ability to tolerate moderate contact with cleaning agents.

· Extensive walking, and reaching to perform routine duties throughout the facility

· Able to walk and stand for up to eight (8) hours.

· Able to bend, squat, climb, crawl, kneel for extended periods of time.

· Read and speak English to interpret written instructions and respond to guest request

Pay: $75,000.00 - $84,000.00 per year
