Site Super /APM Position Summary:
Coastal Luxury Homes is seeking a Site Super / APM to work within our construction department. The Site Super / Assistant Project Manager (APM) plays a key role in site monitoring and supporting the planning, coordination, and execution of luxury custom home projects in the Coastal Luxury Homes portfolio. Working closely with the Project Managers, other senior team members, site teams, vendors, designers, and clients, the Site Super / APM ensures projects are executed efficiently, on time, and within budget, while maintaining the company’s high standards of quality and customer service. Key Responsibilities
- The Site Super /APM position will report directly to the Head of Field Operations and relevant Project Managers and will support the projects and team in all capacities.
- The Site Super /APM position will assist in managing all phases of custom home projects from pre-construction through completion.
- From a site perspective, the Site Super / APM will coordinate with and support the Project Manager in the following capacities:
o Construction and Field Operations:
§ Manage all day-to-day on-site construction activities from start to finish.
§ Coordinate, schedule, and supervise all subcontractors, vendors, and deliveries.
§ Ensure proper sequencing of work to maintain schedule and avoid rework.
§ Maintain a clean, safe, and organized jobsite at all times.
§ Conduct regular site walks to verify workmanship, alignment with drawings, and installation accuracy.
o Quality Control & Craftsmanship:
§ Enforce the highest standards of quality consistent with custom and luxury residential construction.
§ Review construction documents in detail and proactively identify conflicts or errors. Identify deficiencies early and require corrective action before work progresses
§ Ensure all work complies with architectural drawings, specifications, and design intent.
§ Oversee execution of high-end architectural details, finishes, millwork, and custom installations.
o Scheduling & Budget Awareness:
§ Develop and maintain detailed project schedules in coordination with the Project Manager.
§ Anticipate material lead times and coordinate deliveries to avoid delays.
§ Track progress and communicate schedule risks or impacts proactively.
§ Monitor field productivity and labor efficiency to support budget goals.
o Communication & Coordination:
§ Serve as the primary on-site point of contact for subcontractors and inspectors.
§ Coordinate closely with Project Managers, architects, designers, and engineers.
§ Participate in site meetings, inspections, and walk-throughs.
§ Communicate clearly and professionally with homeowners when required.
o Inspections, Codes & Safety:
§ Ensure full compliance with local and state building codes and regulations.
§ Schedule and manage all required inspections and approvals.
§ Enforce jobsite safety standards.
§ Address safety issues immediately and maintain documentation as required.
o Closeout & Turnover:
§ Work closely with the PM to oversee punch list completion and final detailing.
§ Verify all work is complete, tested, and approved prior to turnover.
- Coordinate final inspections, certificate of occupancy, and homeowner walkthroughs. Utilize best efforts to update CofO as quickly as possible and within schedule.
§ Ensure warranty items and closeout documentation are properly completed.
- The Site Super / APM will also collaborate with and support the Project Managers with certain administrative and project management matters, including the following:
- Provide information to the PM as needed to create weekly project progress updates.
- Support the management of project budgets and perform necessary cost tracking. All budgets should be managed on a daily or weekly basis, depending on the stage and activity of the project, within the company’s software and systems of choice.
- Create and manage project schedules. All schedules should be managed on a daily or weekly basis, depending on the stage and activity of the project, within the company’s software and systems of choice. APMs and PMs should be able to send updated and accurate schedules and look-ahead updates to clients on an as needed basis.
- Aid in accurate cashflow projections, by accurately and consistently updating the project budgets and schedules, as noted above. In some cases, the management team may ask for cashflow projections based on the APM and PM’s understanding of the projects.
- Support the PM as needed to track and manage project documentation including contracts, drawings, change orders, RFIs, submittals, punch lists, and other important project information and communication. All material should be saved in an appropriate location on the company server.
- Assist the PMs in the buyout process, including tracking status of bids for each line item.
- Execute contracts and on-board subcontractors, including accurately tracking subcontract values, payment schedules, etc.
- Collaborate with the PM as needed to review invoices from vendors and accurately review/approve to ensure proper project coding. This may include coordinating with the accounting team to ensure that all bills are accurately captured in the company’s software.
- Support the PM in change order identification and documentation.
- Maintain a professional appearance and conduct yourself in a professional manner in all capacities to ensure appropriate client perception.
- Be responsive to communication from Project Managers, Head of Field Operations, Head of Operations and Development, and Company Management team.

Pay: $65,000.00 - $75,000.00 per year
