What are the responsibilities and job description for the Property Manager position at Coastal Long Term Rental Company, LLC?
We are looking for a licensed property manager to be responsible for the direct management and oversight of assigned residential properties on the long-term rental market. The goal is to maximize asset value and client satisfaction.
Responsibilities
- Manage all aspects of assigned properties
- Ability to clearly correspond with homeowners, tenants and vendors, both in writing and over the phone
- Handle maintenance requests (trouble-shoot, create/assign work orders in software, follow-up to ensure completion and invoiced)
- Maintain a positive, productive relationship with owners and tenants
- Process prospective tenant applications and make decisions on approval
- Negotiate leases in a timely and reliable manner
- Advertise and market vacant spaces to attract tenants
- Maintain and build relationships with vendors for repairs
- Conduct property inspections and walk-throughs
- Approve and process vendor invoices for required maintenance
- Professionally answer office phone calls and after-hours calls with company cell
- Show properties to prospective tenants and answer inquiries
- Develop relationships with regime managers (for condo complexes)
Skills
- Proven work experience as property manager
- Knowledge of the SC Landlord Tenant Act
- Competency in MS Office
- Experience with property management software, Appfolio, preferred
- Customer focus and bottom line orientation
- Interpersonal savvy with strong communication skills
- Well organized with excellent time management skills
- Valid SC Property Manager's or Real Estate License
- BS degree
- Driver's License and ability to use own vehicle for transportation to properties
