Overview
CMS Group is seeking experienced Senior Project Managers to support complex construction projects as the Owner’s Representative. We have both Full-Time and Part-Time opportunities available. These roles are ideal for highly skilled construction professionals who excel in project leadership, team coordination, financial oversight, and protecting the Owner’s interests.
Whether full-time or part-time, the Senior Project Manager will lead project teams, manage budgets, oversee schedules, and serve as the primary point of contact for clients, consultants, and contractors. You will drive projects from preconstruction through closeout, ensuring quality, safety, and cost alignment throughout all phases.
Key Responsibilities
Project Leadership / Oversight (FT & PT)
- Manage all phases of construction projects including planning, scheduling, budgeting, procurement, and execution.
- Lead and guide project teams, including architects, engineers, consultants, and contractors.
- Maintain project alignment with Owner goals from concept through turnover.
- Ensure safety, quality, and performance standards are consistently met.
Client & Stakeholder Management
- Serve as the primary liaison with clients, architects, engineers, contractors, and regulatory agencies.
- Lead OAC (Owner–Architect–Contractor) meetings and maintain clear, consistent communication.
- Represent the Owner in decision-making processes with transparency and accountability.
Financial Oversight / Management
- Develop, monitor, and manage project budgets, forecasts, and cost reports.
- Review and approve subcontractor invoices, pay applications, change orders, and procurement packages.
- Identify financial risks and recommend corrective actions to keep projects on track.
Risk, Compliance & Quality Control
- Identify project risks early and develop mitigation strategies.
- Ensure compliance with contracts, building codes, safety regulations, and internal standards.
- Review construction documents for accuracy and completeness.
Scheduling & Workflow Optimization
- Create and maintain project schedules using MS Project, Primavera, or similar tools.
- Apply Lean Construction and PSO (Production System Optimization) principles to improve efficiency and predictability.
- Manage scope changes using structured change management processes.
Qualifications & Experience (Required for Both Roles)
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field.
- 7–10 years of progressive experience in commercial or institutional construction project management.
- Proven experience managing projects ranging from $5M to $50M .
- Strong understanding of GMP, Cost-Plus, and Lump Sum contracts and AIA documentation.
- Proficiency in Procore, MS Project, Bluebeam, Primavera, or similar platforms.
- Demonstrated leadership ability with cross-functional teams and diverse stakeholders.
- Excellent communication, negotiation, and problem-solving skills.
- OSHA 30 preferred; PMP or CCM certifications a plus.
- Strong background in lifecycle management, program development, risk assessment, and QA/QC.
